    Yes, Manav is right. The builder is only taking care of increasing number of flats, not an open space and amenities.

    Those who have booked they have informed fewer flats at the time of booking but soon they increase flats and floors and legal you can’t sue them. The builder is smart enough in the legal process.

    Please don’t fool with current amenities as it will be very less as compared to flats increasing from 600 to 1000+ from phase 1 to phase 2.

    It’s a bad investment soon for the investor as due to fewer amenities and parking space. Sell person is smart they will fool you but you can contact society current resident. And ask how builder is cheating with increasing flats in society without solving any parking issue.

    Also well is another issue in this project. Thought it’s there in the project but useless. See the agreement you will come to know once you found the draft of the agreement.

    Hi, I visit this project, the project is worst, My friend has purchased flat, he suggest me not to buy, because builder do not have proper plan to build more buildings, now builder is reduce the garden area, common area to increase the parking for additional flats, which he recently plan to increase the floor of others building… now he has increased the parking area cost…

    this is totally worst..

    I am interested in this project and visited the site on 6th Jan 2018. Can someone highlight what are issues?

    Since Keshav Nagar is recently included in PMC (not sure, I heard from others), there is no corporation water provision. What do people living here do for water?

    Anyone recently visited the site tell what price the builder is quoting?

    I want to add some more points which most of did not see, When I book flat in Venkatesh Graffiti in Jan 2016, there was 6 building front and 6 building in back and one amenity area.

    There was around total 500-600 flats in Venkatesh Graffiti, But now builder trying to fool everybody, he just occupy new land and creating building without any other amenity space.

    Now in this society there are more than 1000 flats, you all can imagine, How builder is trying to fool us by only building flats and increasing the floor of building with any other common space…

    When all building will complete and there will be arround 1200 flats, with only one amenity.

    Recently I have seen the builder reduce the space for garden near F- building because he got 16 floor permission for one more building, So he reduce the garden space to increase the parking area.

    I see maintenance is 2k even for 1bhk and there is no concept of maintenance according to 1 or 2 rupees per sq.feet.
    Is it same for 2 and 3 bhk flats as well?

    I am confused just because of maintenance cost and water isssue.
    Any suggestions or feedback would be great

    One of my friends booked a flat here in 2013 and there was a problem with EC. So, they stopped all the construction activities and informed us about the problem and even asked us to take back our cheeks.

      I visit the site regularly as I live in same vicinity & the EC problem is resolved few months back. They restarted their construction work and 5 slabs along with amenity place were completed. Possession will be in March 17.

    I’m interested in this project, the only worry I have is 8 to 10 flat per floor with only 2 lifts and staircase may get a little cluttered. Also they have done pre launch on Oct 2013 and still the project does not seem to be having a shape, can the delivery get delayed.

      I have been to the site and one of my friends even bought a 2 BHK here.

      All I can say is that the Venkatesh Graffiti residential project is wonderfully spread over an area of 8.5 acres of land and their concept of separating playing area from the living space is also amazing concept.

      For those who are worrying about having 8 flats in a floor and two elevators. I live in an apartment with 6 flats per floor and I ever faced any problem in my daily life because of that.

      As I live in Kharadi, I’m familiar with this locality and projects around this region. Out of those projects only Graffiti has all the govt. Permissions. Possession seems to be on April 2017 but Builder promised to complete this project before it.
