    We have three ongoing projects in the Rajarajeshwarinagar area, all by reputed builders. The Salarpuria Melody, already completed, but resale flats available, Salarpuria Divinity, in the pre-launch stage and others as well. While this project seems to be in doldrums with both builder and other venture-investors saddled with huge unsold inventories even after two years from the launch, the other projects, seem to be aggressively priced. The Salarpuria Divinity for instance has been priced at Rs.5300 per sft which is located not very far from this project. We are unable to understand these pricing anomalies. Is the presence of drainage in the neighbourhood and the Samadhi the main reasons for low demand in this project?

      You can come to your own conclusions, but the fact is there are a very few 2, 2.5 BHK units to be sold.i.e between 10-15 out of the availaible 968

    The nala is a boiling river after very heavy rains. It has flooded Mysore Road close to Nayandahalli junction 2 years
    back. I dont understand how people book a property without advertising despite so many negatives.

    I stay in the same locality, I saw that, they are retaining the SAMDADHI as it is , why should we see someone’s samdhi daily in our residing area ? The vrushabhavathi river strinks very bad in Summer time, its unbearable, which they can not controll at all.
    thats the reason they kicked off this project in this season. Is it worth paying 4100 psf ?

    tower 1,3,9 – all are booked out! i booked a flat in tower 3 – only few units are left out on top floors – towers 2,5,8 shall not be opened for booking as it is owned by landowner. i believe all the towers shall be booked during the pre-launch phase itself i.e. before January. in the next two years, the sale value might come around 8k.

    cons –

    the only con for this property location is the nearby running nala – though nala is a concern, this is not such a huge nala – this is not the stagnant water but flows until bidadi – the propose 12feet road, 15 ft wall and coconut grove should be able to mitigate the stink by large extent – over next 4 yrs things might change and there might be improvements in the surroundings –

    pros –

    location, location and location – wonderful locality; 1 km from Gopalan Arch Mall connecting to Mysore road, all amenities within 1 km radius – education, medical hub – calm atmosphere from the buzzing traffic and noise.

    I have seen the property and just next to it is a huge drainage , As per maser plan they will construct a 12meter road and a 20 feet wall and plant trees . Still the stench is too much for anyone to be in home. Other than this it is very good project in fine locality.
    I wonder how Prestige will plan to tackle the stench.

    This may sound too early, but I am very much interested in this project and I am going ahead with this. There are many advantages and some little disadvantages and it’s up to individual choice. I personally felt advantages were good enough to ignore the disadvantages. End of the individual choices. I don’t want to promote this project.

    If there is anyone booking an apartment they can join the below facebook and google groups. I appreciate if people who book the flat only to join as we all need to stay together till we get this in hand. Facebook group is the preferred one.

    Prestige Temple Bells, located just 1.5 kms from Mysore Main Road/Gopalan Mall. This is one of the biggest Residential development by any builder in Rajarajeshwari nagar. Imagine 14 acres development in this locality is just great …. given the location of this project

    I have been hearing on concern of a Huge Nala ( drain ) beside this land, someone mentioned its Vrishabhavati Nala. So this for surely is a issue that has to be looked into, stay in Mysore and I have not seen the place. I am actually looking for an investment.       We have visited the site yesterday & i would like to inform you that the Nala you are talking about adjacent to this site is very true.

      However let me clarify this point, that Prestige has really designed this project in such a way that the residential development is constructed on the other side of the Nala & one more point to highlight is that Prestige really addresses to all these minor issues in a very good manner that it will not affect 900+ families in any way. They will take all the measures to have this addressed on high priority.
