Planning to sell my 2BHK (1056 sq ft) in phase 1 at base rate of Rs 5300 per sq ft (Non Negotiable). It is in Tower 9, possession is expected within a years time. Contact me at 988-060-3057.
Besides early possession, there are no PLC charges in Phase 1, saving about Rs 200 per sq ft. The other charges like vanity kitchen are lesser. Major portion of service tax paid is at lesser rate, a saving of at least Rs 25000. Saving of 1% TDS is also applicable.
There is a PRR crossing the project so how do they connect the entire city?
I dont think we will have a connecting road. As i got to know from Bhartiya City salesperson , along with elevated PRR (100 feets) there will service roads running underneath it. They will fence Phase 1 and phase 2 separately. They may create an underpass connecting the two phases but i am not sure about it.

Krishna Northwood is a completed villa project. Orchid Footprints is a low end project. Unishire Skyvilla are telling that they are getting the approval from past 2 years. Sobha City is next to this project. It is almost ready to move in and it is expensive in terms of considering costing of BC.

Yes, they stopped taking the bookings. So if you are keen on this project you can give expression of interest and the cheque with the preference. Once the particular block/unit is opened they will give the preference for the unit.

Is this the right price for the project which is going to take 4 years for completion. They should have offered around 4200/- Rs. Price is a very subjective issue. We all would like it if we could get a great property for a cheap price. But the reality is that good properties are always costly.
I wasted months searching for apartments and was shocked to see that even class D builders constructing just four floor apartments with hardly any amenities charge Rs 4000 in nearby area.
I would preferably not buy anything under 6th Floor and would like all facilities and a good neighbourhood with all essentials nearby. For this requirement I felt Bhartiya City was the chepeast.
I feel buying a ready to move in the best…. There would hardly be any difference from the prelaunch. Pre laundh is the time to sell bad units and builders always open up good units during the last stages of thier sales.

How much of water from the Cauvery Stage IV, Phase II is reaching citizens? Which areas are getting it? If your area is supposed to be covered and you are still not getting water,the reason for delay is…
There are two main reasons for the delay – one that many people are not taking new Cauvery connections yet, and two, that the Board has not completed pipe laying in all areas yet. Because of this, a large number of people who have already paid for the new connections, are still water-starved.
Stage IV water is supposed to be for the 7 CMCs and Kengeri TMC which were added to the city corporation limits in 2007. There were 110 villages also that were added to BBMP at the time; these villages are not supposed to get the new water.
BWSSB has nine divisions in Bangalore, of which north, north west and east divisions are getting the highest amounts of Stage IV water. Overall, there are some 43,600 new connections in the city that are getting Stage IV water. Some of the new water goes to old connections too, augmenting existing supply.
Here are areas that get Stage IV water now and the amounts they get, by division (according to Executive Engineers of the respective divisions):
North:40 MLD: Parts of Yelahanka, to Jakkur and Thanisandra in Byatarayanapura constituency, and to four wards in Dasarahalli constituency (Shettihalli, Mallasandra, Bagalkunte and T Dasarahalli).
North west:60 MLD:Dasarahalli constituency, Peenya, parts of Yelahanka, Rajagopala Nagara, part of Hegganahalli, Chokkasandra, HMT ward and T Dasarahalli.
West:8 MLD:Rajarajeshwari Nagar, Kengeri, Ullal, Annapoornashari Nagar, Papreddy Palya, Mallathahalli, Kengunte, Jagajyothi Layout, Jnanbharathi Layout, Ideal Homes, BEML Layout 3rd 4th and 5th stages, Pattanagare, Channasandra etc.
South:10-15 MLD: Kothnur Dinne which includes JP Nagar 6th, 7th and 8th phases, Vijaya Bank Layout and Bommanahalli.
South East:25 MLD:Core areas like Indiranagar, Jeevan Bheema Nagar, Domlur, Ulsoor, Thippasandra, HAL, LIC Colony, Lakshmipura etc., which have already been getting water. Existing supply is only augmented with the new water.
Central:Does not get any water from Stage IV. But once OMBR reservoir gets stage 4 supply completely, its Stage III water will be diverted to central division. This will come to 20 MLD
North East:6 MLD:This division also has core areas that already get water. New water augments supply in Bhoopasandra and Nagashettihalli areas.
South West:No water from Stage IV as these are core areas. Water will get diverted here only if there is excess after all CMC areas get water.
East:40 MLD: Water goes to KR Puram constituency, Mahadevpura constituency and Sarvagna Nagar constituency

If you have seen the master plan in detail, bhartiya city has two residential developments Nikoo homes phase 1 & 2. There are no graveyards within the bhartiya city compound. After the Nikoo homes phase 2, there is large setback left behond which the Sobha City project starts. So from Nikoo homes phase 2, you will be able to see the Sobha city “CASA PARADISO” block, which is a super luxury apartment tower of 18 floors, behind this block there is a graveyard. So there is no question of worry at all.

Some points to note on difference between phase 1 and phase 2 price
1) There are additional PLC charges which do not apply to Phase1
2) The price of Phase 2 for most apartments will cross 50 Lakhs based on the size and floor which will attract 1% TDS.
This means when you buy a resale apartment in Phase 1 you save Rs 150 per Sq Ft compared to Phase 1.
Guys there is a clear sense of a market correction, new launch rate lesser than the old rates. But already there are lot of inventories available in the resale market from Nikoo homes phase 1. So I would say better buy those than the Pre-launch.
The available inventories across various builders is to much..the market is also very very slow…this is the time to negotiate and get better deals. I think resale at bhartiya city is a better option.
Biggest concern with this project and phase 2 is the new income tax rules..

I would like to know when the next phas of bhartiya city would be launched. Earlier I was informed that there will be only one apartment complex in the entire 125 acres township, so was this new phase planned as a part of the earlier design?
What will be the approx. rate/price and will there be any change in the concept from the previous one. And also due to this new phase being launched will it alter the master plan.
I had visited the project last week, my brother has actually bought a 2.5 BHK apartment in the first phase, So wanted to check the progress of the apartment. The construction is in full swing and I am sure that the construction will be completed as per the schedule. The IT company is already completed and is almost ready for occupancy, I was informed that it can accommodate approx. 20k people. I am very happy with the progress.
Regarding the next phase of Bhartiya City, the sales person told that the project will be launched by May end or first week of June. But currently entire model apartment and the experience center is demolished and the new model apartment is being constructed. I was informed that the concept is slightly different from the previous project, they are coming up with studio/2 BHK/2.5 BHK/3 BHK and 3 BHK with servant quarters similar to their earlier project. As always Bhartiya City will not launch their project without all the approvals, I was informed that the approvals are in the final stage and so the construction of the model is also in full swing and will be completed within a month.
The new phase of Bhartiya City nikoo homes 2, will be coming up near the proposed PRR(Peripheral Ring Road). This was a part of the earlier plan i guess. Because they had planned for two residential project within the township. This project is going to be and Iconic development for Bhartiya Group and I am sure this will be set as a bench mark of quality and excellence.

Both Nikoo homes and Bhartiya leela residency are part of “Bhartiya City township”. The total township is of 125 acres and there will be various commercial and residential development within it.
Bhartiya Leela residency is a premium homes designed on a joint venture between the Leela Group which is builds 5 star hotels and Bhartiya City township. These premium homes will be managed by the leela hotel group.
Nikoo homes phase 1 is sold out and they will be coming up with their next phase shortly. All the necessary project approvals and other designs are almost in the final stages. The model apartment is also under construction. The project is likely to be launched by end of may 2015.
