    Hi ,

    I am working for Radio Mirchi and had decided to move to this place , I happened to visit the vicinity and have a look . Now to start with improper road almost mud and rocks till the property , doesn’t make any sense you build a society with no proper approach roads .
    Happened to attend a meeting with residents of the society and Sarpanch of the village . Following are the synopsis for new buyers to follow and the same will be broadcast soon to work for a cause and resident grievances .
    – In proper approach road which the builder should take responsibility before full occupancy of the building .
    – Water problems no corporation water , trucks have seen entered the building .
    – Society Handed over without hand over of documents and payments of vendors including electricity bill for the society .
    – Electricity problems , generator backed up but money wasted in diesel on the generator rather builder could have made an easier and cheaper approach .
    – In all it is a good society residents are making every effort to keep it running . / But builder seems to be a man of promises and fraudster where it comes to keeping commitments .
    – Builder is ruining his own brand and image value . Think twice before getting into any of the ARV Imperia properties .

    If you love your money don’t go with ARV group
    My subject line itself state that your investment with ARV group will spoil your life, having an own home is a dream of many people but with this group your night will be sleepless.
    The employee are so unprofessional, they just want your money, once it is paid they don’t even bother about your problems, your issues, your requests etc., they even disrespect laws and order written in property agreement. Their employee even don’t know how to talk to a customer who has owned a flat in their project and other side they are very good, welcoming to customers who come to see the site and who come for an inquiry to buy a flat LoL. I will rate zero to their customer satisfaction.
    ARV group employees are trained in such a way to get money from your pocket as soon as possible and force you to do registration process ASAP so you get into their trap. Even you will face issues to get basic documents information that you may need before buying property like NOC, title certificate, sell deed, environmental clearance certificate, building/layout approval, master plan of the area, builder buyer agreement copy etc. They know how to fool people by making false commitments.
    Another surprising thing you will never get a chance to meet directors Mr. Rahul Goyal and Mr. Akash Goyal with whom you are making agreement, this is a big funny thing. Even at the time of possession you will not get a chance to meet them.
    Other thing ARV group flat size has a big % difference in its carpet area and sellable i.e. super built up area. They sell property on basis of super built up area like if they say, you have to pay 4200/- per sq. ft. on 1200 sq. ft. i.e. super built up area your flat livable area will be only 820 sq ft. including terrace i.e. carpet area of your flat., its approx. 32% margin between what you get and on which you pay to the builder. The rest amount they take for amenities and common area, this margin seems more as compare to other good, reputed builders available in market.
    If they walk with customer and help with their open hand, good customer service then definitely they can become a top builder among others. For this they should remove unprofessional, cheat people from their group.

    There are many ongoing issues. We have always received mute responses from builder. ARV group is just interested in selling its properties. Once it is sold they do not bother in listening to buyers. It has been almost a year people got possession of there properties in A and B building of the society. Flat owners have tried to reach builder many times to state our reasons of discontent (Listed below). We have always received a false commitment from builder. After being patient for almost a year now we are preparing a petition stating facts and evidences about ARV Group.

    – Society club house is not ready until today. Builder provided commitment to provide club house by end of year 2015.

    – Poor quality construction. Water Leakage issues in flats.

    – Electricity issues. Whenever it rains the society power goes off for almost 16-18 hours everyday. Whereas all the neighboring societies do not face such issue.

    – Society boundary wall is just 4 feet high. Any one can jump inside society from outside roads.

    -Huge advertisement posters blocking road view which can cause accidents.

    – No provision for dustbins in common society area.

    – Unfinished work in society passages on every floor.

    – Semi covered parking is not yet provided.

    – Improper management of plantation / garden in society premise.

    – Improperly fitted tiles inside flats.

    There are many other issues which I am sure the people will post here inorder to get builders attention and work towards resolution.

    Builders are amenable under the Consumer Protection Act, 1986
    As per a landmark decision passed in 1993 in the case of Lucknow Development Authority vs. M.K.Gupta, the Honourable Supreme Court of India passed a judgement stating that “all builders/contractor(s)/all concerned authorities of any State engaged in Housing Construction activity in any manner are amenable to Consumer Protection Act, 1986 for any act or omission relating to housing activity such as:

    “Delay in delivery of possession, non-completion of construction within the stipulated time, defective and faulty construction and more…”
    Premium Legal SupportThe judgement states the fact that a builder who constructs a house or hires the services of a contractor to develop a property is engaged in the act of providing service to his customer, and for which he is getting monetarily compensated. This makes him a service provider and hence liable under the clauses of Consumer Protection Act, 1986.

        Do not buy a flat in ARV Imperia.if u love your money.the builder is not professional. The construction quality is very suggestion is to don’t buy a flat in entire ARV group.
