    Good location but the builder is insisting on a totally one sided agreement, which favours the builder but leaves the buyer at the mercy of the builder. For example, in case of delay in construction, the penalty is hardly 8000-9000 rupees per month, which will not pay even the house rent, leave alone loan EMI. Even this penalty is not likely to be realized given lots of fine print in the agreement. Insist on getting a soft copy of the agreement and read it carefully before you give the first cheque.

    Apart from this, the project is well priced and in a good location. The quoted price is about 5390/sq ft. If you negotiate hard, they give up to 300/sq ft discount. So, the net price is pretty attractive.
