    Can I expect good return on investment in this project? I have received positive feedback about this builder, but am not getting a clear picture of the project location and its advantages. It would be helpful for me to move further if anyone can share location advantages.

    I’m keen to invest in a residential site within 30 KMs from International Airport. Many of my friends suggested me Prashanthi Nest. Even I feel that the north Bangalore is developing a much faster pace and it is the preferred destination for investment.

      In fact you had taken a wise decision. Even I had booked a 1500 sqft plot in Prashanthi Nest. As u said the location of the project is very peaceful with the best connectivity that you will get to the leading areas of the city. With the most affordable prices and highly scrutinized facilities, you could easily build your own house as per your requirement.

      As per my knowledge you can register the plot thru a General Power of Attorney however the same has to be first adjudicated by the Sub Registrar and other documents required are Sale Deed, PAN Card of Buyer, ID Proof of the GPA Holder and E-Khata.

    I am planning to buy a site in Prashanthi Nest. Can someone please tell me what the current price is? Are there any legal issues associated with this project?

      Dear Mr. Sreenivasan,

      I have booked a plot here. My experience with V.R Holdings has been good and my friend is also planning to book a unit.

      Initially I was also worried about this. So I have gathered all the information and then have decided to book the plot. So it is clear that no legal issues are associated with this project. As all the documents are clear and all the required approvals are obtained from competent Government department – Chikkaballapur Planning Authority (CPA) and the projects are clear and marketable titles.

      Even I have purchased a plot in Prashanthi Nest, Considering the track record of developers, upcoming nearby projects and Proximity BIAL, Surrounding environment, Nandi Hills with majestic hilly terrain and lush greenery has abundance of fresh air and good source of underground drinkable water are all going to make this as a very good place to reside over period of 4 to 5 years.

          There is a new policy introduced by the Government on 1st April 2016, the Guidance Values are now dependent on projects and not on the Area for example SR Value of our project Prashanthi Nest for a Corner Site is Rs. 1210/sft.

      Both the investment options have some props and cons, but there are a few important points that can help an investor arrive at a definite stand. Buying an independent land/floor means sovereign choice to build a house depending on one’s own requirement and constraints.

      Location is the key to price rise. If the market is stable, the value of a plot will rise over time. The value of your plot is likely to rise faster in a short period when compared to ready to move flats. Also, age does not affect a land parcel, but a building value will tumble with time. Besides, in an apartment, you have limited layout options.

      Prashanthi Nest is located at Bangalore North, a rapidly developing residential zone of the city. You can reach BIAL within a 30 mins of Drive and NH7 in 10 minutes. This is one of the best option for investment where you can get good appreciation in future.
