    I am the first individual to book an apartment at Sumo Sonnet . I will for sure say that it is a good investment and by the progress it has made so far, things are shaping up well. I visited the site recently and found that inside work has not progressed much beyond second floor. Not sure whether they will meet the possession timeline of Dec 17.

    Sumo Sonnet, the apartment that is coming up at the junction of Kudlu Gate is nearing completion. In my earlier post, I had mentioned that I was interested but wanted some more information. Following up on that because I lost my password and was not able to update the information.

    After looking for a home for a long time, I finally booked a 2BHK here. In this post, I will tell you why:

    – In real estate two things are very important:

    1. Location: 600m from Hosur Road. At the junction of the 4-road intersection — one goes to HSR, the other goes to Bellandur, another goes towards the jail road (Hosa road), and finally the fourth goes to Hosur road. The Muneshwara Nagar metro station is going to be exactly 900m from Sumo Sonnet. The place is entirely developed and you can hail the app based cab aggregators at any time. Autos, buses, shopping for grocery, medicine, ATMs, vegetables, everything in less than 50 meters from the main gate.

    2. Approvals: The property has a commencement certificate. The builder is very strict about modifications. The big goal is to get the occupation certificate. Absolutely clean legal documents, verified by independent lawyers. Approved by SBI, HDFC, and all other leading banks and financial institutions. I would not dare to put my money on a project that might never get approved. So played safe here.

    – Overall project management: Extremely efficient. Completion date for each wall mentioned and overall schedule adherence is being monitored. The handoff is due 5 months from now. And everyone is confident of making it. The very structured approach is evident if you visit the project management site office.

    – Some practical driving time: I have driven my hatchback to different destinations to understand how much time it would take to reach a destination from Sumo Sonnet.

    1. Hosur Road Kudlu Gate signal: 600m should not take more than a minute.

    2. Sarjapur road (Bellandur): 10 mins

    3. Agar flyover: 10 mins

    4. Jakkasandra (Koramangala): 20 mins

    5. Silk Board: less than 5 mins (If you can cross the Bomanhalli traffic light in two attempts.

    – Aesthetics: What I really liked about the project is the vision to provide a good quality of living for the residents. And this is what impressed me:

    1. Ventilation: Visit any flat, you would see a minimum of 60 feet of open space. That’s the minimum. There are flats where you have more than 150 feet of free space. And I am talking about the lower floors. The higher you go, the more ventilation you get. Talking about natural light, you can read a newspaper without switching on a light at 6 PM from any room. Thanks to the open space. By the way, the open space is because of the space from the boundary wall and not because the surrounding plots are empty. Cause the surrounding plots are not empty.

    2. No common wall: This is another thing that I admired. I have visited a lot of apartments where your living room and the neighbor’ s bedroom was is common. Now I had a huge problem with this. But here, there is no common wall. I checked from inside and outside to validate this. Even if I have a noisy neighbor, and I hope not, I should still be good.

    3. Elevator module is separate and stairs are wide: Each tower has 2 big elevators. The best part is that the elevator module too does not have a common wall with any flats. So there should not be any noise at all. The stairs are wide. And it is actually an emergency exit. Not the kind you see circling around the elevator module. I am glad that these aesthetics are not compromised for a couple of more square feet of carpet area.

    4. Balcony: I just love it. I think I would be able to revive the art of wasting time by just being an onlooker.

    5. The proposed landscape: The driveway, the open air amphitheatre, the swimming pool, etc. are not added as an afterthought but were all very thoughtfully designed. I have met many people who have bought apartments. Most of us are young families with small kids. I am sure it made sense for all of us to buy here rather than a property that provides amenities at the rooftop or within the building.

    – Fact checked some concerns: Before I bought the property, I went through the concerns or bad reviews first. And then I spent enough time to find out whether the bad reviews were factual. Here’s what I found:

    1. Foul smell due to Karnataka Compost Unit: Some reviews spoke about bad smell in the locality. I have been visiting the place from October 2016. I have never got the smell from the property. I enquired a few of my colleagues who live around the area and they confirmed that it used to smell before Aug 2016. Not any more because with the introduction of new technology, they have managed to control air pollution. Even when the smell used to come, it used to be during rain or for a very brief period. Thankfully those days are over and the the last one year, the area is good.

    2. Traffic: I laughed at the review when I read it first. My question was “where isn’t?” But I went to check the facts. The Kudlu Gate signal in Hosur road is busy, but it is much better than Hosa road or Bommanhalli or Silk Board or BTM, or Agara, or Bellandur. It is better than Sony signal in Koramangala. Inside Kudlu road, traffic is free flowing primarily because it is not a major thoroughfare. With the metro station coming up (the proposed station is Muneshwara Nagar) I expect that people of Sumo Sonnet, Bren Palms, and Salarpuria Credenza will be benefited along with the thousands of other people in the area. There is share auto to take you to Kudlu Gate signal in Hosur road (600m from Sonnet) and then if I were you, I would walk the remaining 300 meters.

    3. Here’s the best part. These are the only problems that I read about and we to fact check. I am glad that it did not take too much time to understand the reality.

    – Sumo Group team: The team is good. I have met salesmen from Prestige, Shoba, Mahaveer, Shriram, and many others. But here, the Sumo team were transparent, understanding, open to discussions, patient in clarification of doubts, sometimes willing to answer the same question more than once, always available, and very friendly (not just before the money is paid but even after). They have good leadership and it shows in how employees behave down the rank and file.

    Looking forward to a happy stay. Went yesterday to see good progress. The plastering at my floor is done, the wiring is also done, the cisterns in the bathroom have been concealed and the balcony railing has been fixed.

    Like I already said, people are looking confident for an ontime project completion.
