    Heard that approvals for some blocks N P need to get approval. Builder trying his best to get it. Not sure what will be Project impact and over all delivery to the Customer.

    Make sure to check all approvals for all blocks which they show in brochure.

    I dont see any thing premium or luxury in this project. Just normal project.
    Only Brochure and Marketing rooms appear premium.
    The quality of materials used/listed in project brochure is just average.

    The Amenities which they listed for name sake might not be sufficient for 292 units.
    Units are congested and may suffer Ventilation/congestion issues and lack of natural light.
    Builder has planned to push as many units as possible.

    This is Just Average project. Builder is experienced in manipulating things Carpet Area/SBUA.

    I dont see any thing premium or luxury in this project. Just normal project.

    Marketing person at Sumadhura Soham was not co-operative.
    He was not interested to show the property and discuss on the prices.

    There was lot of confusion created by him about the the fact that GST is coming and we are not taking up any bookings.
    Although, I was genuinely interested in buying the property he did not entertain me properly.

    The Project’s Possession date is keep on postponing. Initially it was as Dec 2017 and Now it is Jun 2018. There must be some reason for the delay. Is this builder trustable in getting the project completed in time as promised?

    Vast Open space???
    I dont see any open space in layout.

    B and C Grade Builders are not generous for home buyers to give open space.
    Just they will inject as many units possible in space available and make Home Buyers suffocate and escape in one year.

    There are many tier 1 builders building in surrounding area in Whitefield and Marathalli many projects coming up near by.
    Sobha , Brigade projects, Prestige Boulevard, Prestige Kew Gardens,

    Congested Floor plans – With one or Two Common walls for each unit.

    Very less Free/Open space comes less than 25-30%.
    BBMP/BDA standards for the project is Minimum 55% for Residential projects in that Zone.

    Loading Factor by Builder per unit > 33% and Carpet Area < 68%.

    Bulder / Sales guy easily deceives customer in calculating Carpet Area Percentage as Carpet Area/SBUA * 100.

    Right method for carpet area calculation (Here 25% in Example)
    Remember that loading factor is supposed to be loaded (added) and not subtracted.
    Right formula is, Carpet area * 1.25 = Super Built-Up Area
    That means Carpet Area = Super Built-Up Area / 1.25
