    I am looking at this project from an investment perspective. Will this project yield good returns in the next 3 – 4 years?

    Also one other concern is about the water availability in this regions. I have seen concerns raised around this location about water availability in various forums. Is this true?

    what is the rate i called up sone one is saying it is 60 lakhs including everything…in some wesite it is place 5300/sft

    • Hi Suresh,

      The basic tentative price is Rs 4800/- So normal 2BHK you can expect around Rs 60 Lakhs and luxury also you can expect around Rs 75 Lakhs. Nice project, well known builder, good location. Go for it. In case if you are not happy with project you can withdraw your booking at the time of launching without losing money.

So wondering if the current infrastructure can handle this kind of growth and huge townships. Please advice me.

      Tentative date is 15 Feb 2015. There is no worrying factor because already tender has been generated on 11 Jun 2013 for this road widening. you can check on BBMP website also so obviously it will take time. Right now lots off projects are coming in that location so no worry that have done proper R & D about road widening so it will be done in future. You can go blindly we can help you out.

So any “home buyer” will get the happiness of a home in the midst of a huge township by the NO.1 builder known for QUALITY, and “investor” banking on the return he could expect on the future development of 300 acres.
        5) Price updates Prestige Lakeside habitat – 5040, corner stone – 2900(gated community) , Ivy Terraces = 6500, Jade = 5990, Assetz = 5990, Vaswani = 6150, Samruddhi Winter Green = 4500,

        1) The road is very narrow and with the kind of developments happening. It can surely not withstand the crowd. BUt the only hope could be the proposal for road widening.
        2) Prestige is coming up with a township near by called “Prestige Lakeside Habitat” which will have Approx. 3000 apartments in 110 acres. But this is believed to have Approx. 6000 in 81 acres. So it could be one factor that you might have to take a look into.
        3)The location is not developed and it does not have any good pubic transportation service (BMTC Bus).
        4) Water : No idea…! but yes it will have the borewell’s. Bangalore will surely need some new approach for sourcing water(Kaveri Water…)

      The location in debate, Varthur is going to accommodate more than 10k residences by 2020. The road will be widened. Besides that there are very good schools like Greenwood, TISB, DPS are within the radius of 6 to 8 kms. Sakra international hospital is also close by, say 8 kms approx.there are other hospitals also. IT Parks in the near our hood and the Brand sobha…all this and many more adding to the positive side.

      I had been to the site yesterday, the response was really good. I saw atleast 25 cars and also spoke to few channel partners, who are very optimistic on this project. They said their entire sales force is working towards this project marketing. More over now the trend is more towards larger/organised townships. Lastly Sobha is know mostly for its QUALITY. So looking at all this I felt it’s a BUY.
