    Friends, as i am about to pay a booking amount today for this project, I am confused by seeing so many negative reviews.

    Please suggest is it worth buying a flat in SOBHA Dream Acres as it is my first home and do not want to be in any problem going forward.

    I have booked Sobha Flat in 2015 and they promised flat completion within 4 years. As promised they have delivered it before time. only problem with Sobha is they will construct fast due to precast technology and send you the PRL in short duration. so plan your finance accordingly. Living inside is very nice and peaceful. Compared to earlier days now the approach road condition is getting improved. Recently opened new CROMA road helped us otherwise it was nightmare earlier. Still lot more work has to happen in making the road better. Sobha residents along with other Balagere Citizens are already lobbying for better infrastructure for this location. Recently BMTC Bus service has been launched ( Goes round trip from Gunjur, Carmelaram, Kadubeeshanahalli, Panathur,Balagere ,Varthur and Gunjur ) Cauvery Pipe line in progress and underground Drainage is also in progress ( UGD). MLA and local corporator promised that soon we will get Road from Kundanahalli to Balagere ( 100 Feet) which will connect to reach in 2 kmwhich will help to connect with Metro Station and reach Whitefield . Also widening of Balagere Panathur road to 60 Feet, 100 feet road from New Horizon college to Gunjur. Still lot more work to be completed including proper street lights in this stretch , Good Road and speed breakers etc.
    Area has good ground water source, scope for fast development, proximity to major IT hubs. Recently central minister has promised for Suburban train. If that materialise this property is 1.5 Km from nearest Station (Belandur Road Railway Station). I totally agree the current Situation is not so impressive but we need to work together for making this locality the best place and sure within 3-4 years all will happen.

    it will unless to invest there until road widening, no point to buy an apartment in that balagere road. unless you are a retired person and no need of going commuting daily. as you have to spend daily 4 hours while entering and exiting the road. sobha promised 100 feet road but i don’t see happening.

    I visited the place, checked the flats. As per my opinion its not even a ok property to buy.
    Very difficult to commute, Cabs wont accept your call. Very much interior.
    Flats has less carpet area, amenities and all are good but I have to spend more time at home not in pool or other places.
    Price is high may be because of Sobha. But WHY ?

    I was irritated while going and coming back from Property(I went to check the property for buying)
    There were some comments I found here, they could not deliver as promised.

    Dear aspirant home buyers & owners,

    I booked a flat @ Sobha Dream Acres’s Tropical greens (Wing 45) on Dec 2016.
    When I booked the sales person told it will be ready by Jun 2018 or at least by Aug 2018, catch is that in the agreement they have put year 2021 instead of 2018. When we asked about that, they said just for RERA, we keep buffer like that. This is a trick played by the sales person that they are giving early possession, please be careful with the sales people.

    However when I call my CRM now, she tells, she does not have any information, looks like they do not have communication with project site activities, I can only know the status by Dec 2018. I need to wait for another 7 months to know the status, this is the kind of response I get from my CRM. She also said it is getting delayed because of RERA.

    When I requested her to provide at least tentative timelines so that I can plan for my remaining own contribution money, she said for sure it will not happen for this year. I felt like when I call telephone customer care, I would get better response. After taking loans and paying EMIs, there is no proper response for the customer.

    I am sure few of you might have already booked in this locality, please share your experience with Sobha.

      Even i am facing the same issue, i have booked flat in wing 4, and at the time of booking completion date told by sales person is June-July 2018, but when i called CRM team about status they are saying it will not be finished this year, expected to be completed by 1st quarter of next year(2019)

      Sobha is doing fraud with customer. I have booked my first home in sobha dream acre in wing 18, after seeing the demo flat. When i went to see my flat , i was really taken aback. They have kept all cheap tiles in my flat(There was nothing like demo flat) and when i asked them when you did it then they are saying that it is written in agreement.
      Its very difficult to find the people who have booked flat in wing 18 of sobha dream acre. Guys please reach me at I am planning to go for legal action against them. Please advise guys. I m really frustrated with behaviour of Sale, CRM and other stuff over there

    I am a first time home buyer . I have visited to shobha .. it is amazing environment to live with family not rented out. Old age people definitely celebrate their life. whenever you are looking for prominent locality you have afford 1 crore minimum to get these kind of property.

    So far i have an trust shobha, can improve roads and other facility whichever customer wanted.

    Please don’t buy in Sobha dream acres. Connectivity is very bad to this location. The road connecting from panathur to Sobha is very narrow. Only one vehicle can pass at any time. This place has a deserted look. There is not even a single super market nearby.

      Thanks for arranging the visit. Nikki was very cooperative and strong as well (climbing stairs to take the visitor is not an easy job).

      I liked everything and I am very glad to choose and invest in Sobha. 

      However, the main concern is about the approach road. There is no way this apartment to be sold if we consider the approach road. We went for it just because Sobha promised an 100 ft road to be constructed from Horizon college to back side of Sobha property. I do not see any development or work towards that. Your 5 to 6 wings are already filled up and I really pity for those people staying over there. I also came to know that tenants looking for rent are not taking Sobha apartments due to road condition. 

      My possession will be by next year as i see the progress. There is no way, I can move my family here. and I do not have a choice to rent out as well. This will definitely make it as dead investment for me. It is a horrible feeling.

      This is a serious concern so I am writing to all customer focal points so that it gets attention. Either you lobby the govt or develop an alternate road considering the large scale of investment and revenue from the property. It is easy to say it is not in your hand, that means you are passing the headache to your customers without taking responsibility, the customers who believed your promise and being optimistic in Sobha’s hands.

However, we have already forwarded a draft petition for the approach road to the Sobha Dream Acres Adhoc Association which needs to be signed by the residents and forwarded to the concerned authorities. The Sobha Dream Acres Adhoc Association are yet to revert on the same.

    I had a very bad experience with SOBHA. do not believe any sales person from SOBHA. They may tell you 1% cash back from CP at the time of booking, you will not get that.
    But once booking amount given they will never pick your phone, even they will not reply to your mail. Finally you have to accept that you did mistake by booking property.
    My CRM was Mr. Pradipta (from orisa ) do not believe him at all. I hope he dont know any rule of SOBHA he may say any thing only to get the bookings. do not believe they are cheater

    They are handing over one phase in 2019, but they have taken almost more > 50% amount from me for that. They ask for payment request checks many times in a month, out of that if you try to pay first instalment before its due date and lets say bank somehow because of holidays or some confusion or for any other reason payment gets delayed by bank even for a day than due date, then Sobha calculates interest on whole amount (where there are still 15 days for second instalment due date and Sobha calculates interest on both instalments even for a day also and add it as debit amount from your account calculations). And they keep asking checks multiple times in a month. Think before you invest in Sobha!

    I would like to share some of mine experience/concerns, that last year I have booked an unit in sobha dream acres. Recently I have visited the location and found that all the13 floors are completed and only the painting work is left. I completely agree with pre delivery of the project but my concerns are :

    There is a Dump yard in ther surrounding of the project – Is it really approved and Karnataka govt owned, which we cannot avoid?

    And the approach Road is too narrow and reaching there would be very difficult. But, Sobha is constructing a road, which would connect to outer ring road near Chroma showroom, we have to wait and see how much it is helpful for its residents

Plesae dont buy any apartment available in for 2018 possession in 1bhk or 2bhk(1000 sq feet) ,there is a government dumpyard avilable at the right side of your wing.if you see the view from above 5th floor then only u can clearly see that official government dumpyard. you will not able to see it from the road.

      What you heard is absolutely right. It is a budget-friendly venture from Sobha. It is great to get sobha’s quality at lesser budgets. Units are available from 36 lakhs onwards (Ref : Sobha’s official website).

      Its a low budget project from Sobha but be careful on the carpet area they give. As per the discussion with sales person, the carpet area is 72.8% but if you calculate the carpet area from the master plan its just 67%. Be alert while booking.

      Also, they are experimenting with a new technology of pre casted walls, slabs and structure in this project.

      Varthur’s biggest advantage is that it is strategically located between the Outer Ring Road and Whitefield, while possessing good access to Sarjapur Road and NH 207, which leads to BIAL. This means that residents can easily reach Whitefield, ITPL and the EPIP zone within 10 to 15 minutes. This also means that shopping, work and leisure are just a stone’s throw away. To top it, all the best schools in Bangalore have set up campuses close by. These by themselves are indications of the intrinsic strength bestowed in this location. Further, a link road via Panathur offers easy access to the Outer Ring Road.

        Is there some concrete information on this road widening thing, because I am hearing on this plan from a very long time and I really didn’t see anything happening on ground. But since your mentioning that the work is already started., this is actually a good news.

        One day the panature area will become a huge concrete jungle, without a proper infrastructure, I belive it would really become very miserable. So let’s all hope for the best infrastructure in this part of the city.

      Expected growth by 2019 in and around panathur and varthur will be Rs.6000 – 6500 psft.

      Surrounding area of Varthur increasingly becoming the hot favourite of home buyers in the Bangalore east and this is the key reason for a high appreciation of land in this locale.
