Where and what is Prestige Song of the South?

What is the scheme for maintenance?

The scheme for maintenance is as under:

  • A sum of INR 50/- per sqft. will be charged as the advance maintenance fee for the first year and will be collected at the time of closing of your account. From the second year onwards, maintenance charges will be levied as decided by the Association/Prestige Property Management & Services. All future payments are to be made favouring the property management company.
  • An additional sum of INR 50/- per sqft. corresponding to the super built area will be collected as sinking fund. This amount will be deposited in an Escrow account and the accruals will be used for major expenditure.
Who will take care of the maintenance of the property?

The maintenance will be taken care of by Prestige Property Management & Services. You can be rest assured that Prestige Song of the South will be cared for by professionals.

What is my responsibility for disbursement of instalments through HFIs?

It is the purchaser’s responsibility to ensure timely disbursement of instalments from HFIs and no demand will be made by us to the HFIs for the same. To facilitate smooth payments, customers are required to issue a consent letter. Post-dated cheques (PDCs) handed over for the instalments will be returned on receipt of the payment from the HFI.

What if Prestige delays the construction and possession?

What is the process of assignment?
  1. Assignment can be done only after the Agreements have been signed, PDCs given, 3 installments paid and is subject to the new party complying with the terms and conditions of the principal agreement.
  2. Transfer fee as applicable will be required to be paid. If you have availed of a loan, then you will be required to retrieve and hand over all letters and documents issued by Prestige to the Bank/Housing Finance Institution along with their NOC
What is the process of registration and when does registration take place?

Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. Registration will be facilitated by us through an advocate appointed by Prestige.

What are the agreements that need to be signed?

The Agreements that need to be signed are Agreement to Sell & Agreement to Construct, followed by a Sale Deed upon completion of the development.

What happens if I cancel my booking?

Why would you want to miss out on such a strategically located and meticulously designed project? However, if you do wish to cancel after booking, 1% of the sale value will be forfeited before Agreements and 15% of the sale value will be forfeited after Agreements are executed as cancellation fee and the balance will be returned (subject to statutory deductions, if any) without interest.

What are the other additional amounts to be paid?

BESCOM & BWSSB Charges, VAT, Service Tax, Sinking Fund, Advance Maintenance Charges, Generator Charges, Khata Assessment Charges, Registration Charges and any other Statutory Charges and Duties as applicable. VAT & Service Tax will be collected periodically for the amounts paid.

How are installments to be paid and is it time bound?

Instalments are to be paid by way of post-dated cheques, which is a pre-condition of the allotment. This schedule of payment is on a time-bound basis as mentioned in the payment schedule.

Can I make a 100% down payment?

Yes. This offer is applicable for a limited period only. Please check with the Sales Team for more details.

When do I get a confirmed allotment?

On payment of 20% of the Sale Value and submission of Post Dated Cheques for the remaining amount, the allotment will be confirmed.

What happens thereafter?

On realization of the initial payment of 20%, you will be required to issue PDCs for the installments within 15 days against which a formal letter of allotment will be issued. Agreements will follow after completion of the allotment process.

What about Car Parking Space?

We can provide one car parking space for every apartment. Additional car parking requests will be taken up towards project completion and are subject to availability.

Are modifications permitted in the Apartment?

The specifications and designs have been carefully worked out. Considering the number of apartments and the delivery date, customization will not be possible in the collective interest of the purchasers.

    I recently owned a flat in tower 2. The project is well planned and well located. One of the main reason I bought was its location, far from buzzing IT corridor. Though it is a bit far from Bellandur(one of main IT hub of Bangalore).

    The rate here is a bit expensive, but i think it would be ok seeing the construction(which is done by L&T). The process of booking, as well all other formalities(sell agreements, documents, etc) was quick and seamless.

    I have 4 colleagues from my same office who bought in the same project PSOTS. Looking forward to finally own a home of my own.

      Yeah, I had visited the site and collected all the info regarding this. Sales person of PSOS has given the detailed information about the clubhouse.Prestige Song of the South will have a clubhouse built up on 25000 Sqft with all the amenities such as Mini Theatre, Gymnasium, Outdoor Party Area, Banquet Hall, Swimming Pool, Kids’ Pool, Tennis Court and etc.

      Usually clubhouse of any project will have 2 Party Halls, but this time prestige group has decided to provide 4 spacious Party Halls.

      Yes, Prestige Song of South has not approved by SBI. But the banks such as HDFC and ICICI has approved and Obtaining approvals from SBI is in process.

        Actually I got to know from one of my friend that SBI leagal team is mostly outsourced, but other private banks like HDFC, ICICI, AXIS .. ect all have a very strong in-house legal team who would have vetted the documents very thoroughly. But anyways people always have an assumption that SBI loan approval would be good.

    I’ve three concerns for this project and appreciate your input on it. 1. Payment plan is not construction linked! Should this be a worry? 2. Online on company’s website it is mentioned that builder can cancel project anytime and return the money without interest. 3. Approach roads are congested; is there any plan to develop a better connectivity to Hosur road?


      Hi Jagadeesh,

      Every project of Prestige group are having Time bound payment plan. As per our knowledge Prestige will pay 8% (basic+Car Parking) per annum on the amount they have collected. (Conditions apply). Not sure about the better connectivity to Hosur road but you can expect a good approach road towards Bannerghatta road.

      Payment scheme for PSOS is 10:80:10 schemes.

    I had been to the site yesterday and the property looks good in my perspective, and looking forward to book a 2 BHK apartment in the project. The top reasons are:

        Hi Harish,

        Good appreciation potential as compared to other properties in Bangalore south. The key reason is reputation of the builder and the quality construction etc. In 2012, the average property prices in this location was around Rs 2,600/sqft, since then it has increasing to today’s prices of about Rs. 4600/sqft.

        This trend is bound to continue and at the time of ready-to-move the appreciation of the property will be around Rs 6.5-7 K /sqft.

    Correct, even the small time builder is also quoting more than 4590/sqft and prestige, a renowned builder offered me 4650/- … Seems accetable rather than bad quality of SNN…. Owners os SNN are not at all happy… And one of the sales person has told me that this time l&t is going to handle the construction…so i hope there will not be any dealy in possession.

        Last week I had visited the site. The projects you have mentioned above are located in the main road and the Prestige Song of South is far from the main road so they are quoting lesser than other. This is a trick to attract the customers.

        Moreover SNN Raj SNN Raj Serenity is also in the same vicinity, which is a ready-to-move property and they are quoting Rs. 4400/- i.e, Rs. 250/- lesser than Song of South.

          Yes, the price of the SNN Raj Serenity is less than song of south. Eventhough, I feel Song of South is far better than Raj Serinity in terms of open space, construction, technology they used etc except price.

          I think for investment purpose song of south is good in that location and you will get a good appreciation at the time of possession. Moreover it is located in a pleasant environment. There is a beautiful lake and a small hill near to the project area. So it is worth investing in song of south.

          Raj serenity is located very near to the nice road, as there will be a huge noise. Song of South is far from the nice road.

          Hi Anita,

          I have decided to book an apartment in PSOS after researching lot about the approach roads, infrastructure, construction quality etc.

          Like approach road From Minaxi mall to akshay nagar is improved and the road which connects to kudlu gate via begur lake also been done.

          I was more concern about approach road towards hosur road from the project location because it is bit narrow, as you need to cross Begur Village. Sales Guy has told that widening of the approach road is there, but not sure when exactly.

          Surrounding location is good and pleasant but the approach road is not at all good.

          Seems the High Court has stayed the construction of DLF Project , which is very near to Prestige song of south. Reason is that the road connecting Horamavu and Begur is a 3 km stretch and its width is 9.6 mt. This width only permitted construction up to four floors.

    Does anyone have information about khata type of the land? As I have got info like most of the projects of Prestige Group have got only B-Khata and that nationalized public sector banks have stopped sanctioning loans for B-khata property.

      Hello Ajay,

      As per my knowledge, what information you have received regarding khata type of projects of Prestige Group is not completely true. Some project of Prestige Group are obtained Khata-A too.

      Even the Prestige Song of South has obtained the Khata-A.

    what is the prospect of begur, road? There is only one way to connect to the city by means of Bannerghhata road. Do you suggest to invest in this area? Is there any plan to widen the begur road?
