How do I book my Home at Prestige Lake Ridge?
  • Identify your Apartment from the available options.
  • Fill-in the Booking Application Form.
  • Pay the initial booking amount by cheque/DD favoring “Prestige Estates Projects Limited” along with the required supporting documents.
  • Pay the balance of 20% of the Sale Value by way of a post-dated cheque (PDC) dated within 30 days from the date of booking.
What happens thereafter?
On realization of the initial payment of 20% of the Sale Value and Applicable Taxes, you will be required to issue PDCs for the future installments within 15 days, against which a formal letter of allotment will be issued. Agreements will follow after completion of the allotment process.
When do I get a confirmed allotment?
On payment of 20% of the Sale Value and submission of PDCs for the remaining amount, the allotment will be confirmed.
Can I make a 100% down payment?
Yes. This offer is applicable for a limited period only. Please check with the Sales Team for more details.
How are installments to be paid and is it time-bound?
Installments are to be paid by way of PDCs, which is a pre-condition of the allotment. The schedule of payment is on a time-bound basis as mentioned in the payment schedule.
What are the other additional amounts to be paid?

Why would you want to miss out on such a strategically located and meticulously designed project? However, if you do wish to cancel after booking, 2% of the Sale Value will be forfeited before agreements are executed and 15% of the Sale Value will be forfeited post agreements as Cancellation Fee and the balance will be returned (subject to statutory deductions, if any) without interest.
What are the agreements that need to be signed?
The agreements that need to be signed are Agreement to Sell & Agreement to Construct, followed by a Sale Deed upon completion of the development.
What is the process of registration and when does registration take place?
Registrations will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. Registrations will be facilitated by us through an advocate appointed by Prestige.
What is the process of assignment?
  • Assignment can be done only after the Agreements have been signed, PDCs given, five installments have been paid, and the new party agrees to comply with the terms and conditions of the principal agreement.
  • The Transfer Fees will have to be paid.
  • If you have availed of a loan then you have to also retrieve and hand over to Prestige all letters and documents issued by Prestige to the Bank/Housing Finance Institution (HFI), along with their NOC.
What if Prestige delays the construction and possession?
Our endeavour is to complete and hand over the development as per committed time lines. However if there is a delay, Prestige will pay 9%* per annum on the amount collected, which will be clearly brought out in the agreements.

Has Prestige Lake Ridge been approved by HFIs for loans?
We will be seeking approvals from all the leading banks/HFIs, who will then extend loans to customers based on their eligibility criteria.
What is my responsibility for disbursement of instalments through HFIs?
It is your responsibility to ensure timely disbursement of installments from HFIs and no demand will be made by Prestige to the HFIs for the same. To facilitate smooth payments, customers are required to issue a consent letter. PDCs handed over for the installments will be returned on receipt of the payment from the HFI.
Who will take care of the maintenance of the property?
The maintenance will be taken care of by Prestige Property Management & Services. You can now be rest assured that Prestige Lake Ridge will be cared for by professionals.
What is the scheme for maintenance?
The scheme for maintenance is as under:
  • A sum of INR 50 per sqft will be charged as the advance maintenance fee for the first year and will be collected at the time of closing of your account. From the second year onwards, maintenance charges will be levied as decided by the Association/Prestige Property Management & Services. All future payments are to be made favouring the Property Management Company.
  • An additional sum of INR 50 per sqft corresponding to the super built-up area will be collected as Sinking Fund. This amount will be deposited in an Escrow Account and the accruals will be used for major expenditure.

    Why the builder is charging 50 + 50 rupees per sq foot as advance maintenance charges?
    That actually amounts to approx 14000 /- per month for 3 BHK.
    Is it so high and is it true?

    What about new NGT rule of leaving 75mtrs from lake. I dont think this project maintained 75mtrs. Specially block 5 in brochure seems very close.

    Please share your opinion on this. Rs 4500/Sqft in this area is on higher side. Adjacent to this property, Pride group is quoting Rs 3800/sqft for ready to move in flats.

    I heard there is water scarcity in this area since no kaveri water supply for that area yet.

    Property is just adjacent to huge lake. Not sure of the consequences.

    Any updates from buyers are appreciated.

      I have booked an unit here – i don’t think so there is a water problem here – because I live nearby in BSK 2nd stage – and the location is surrounded by BDA layouts and Jayanagar housing society layout with heavy water collection underground.

      – Not sure why Pride apartment is facing issues with water – did they get CC and OC? if not water connections would be a challenge

So I want know some information such as what is the guidance value of the land and how much appreciation can I expect by the time of procession? How much rental yield can I expect in this surroundings?

    Does anyone know about the khata type of the land? As I have got information like most of the projects of Prestige Group have got only B-Khata and that nationalized public sector banks have stopped sanctioning loans for B-khata property.

      As per my knowledge what information you have got regarding khata type of projects of Prestige Group is not completely true. Some project of Prestige Group are obtained Khata-A too. But as of now I don’t have any info regarding the khata type of Prestige Lake Ridge.

        i visited the site….it is just adjacent to the lake….as per plans they are hardly leaving some 10-15feet from the boundary….
        so my question is:
        how bbmp and sbi approved the project since as per new NGT rules and even BDA commissioner telling we are not allowed to do any construction in that buffer zone which is now set to 75 m

        also i am not sure on some SWD in that part of the land as nearby lake should have some drainage too.
