Legal due diligence has been done! The land is freehold, marketable and free from all encumbrances.
Has the BBMP/BDA sanctioned the plans?
Yes, the development plan has been sanctioned by the BDA.
How do I book my Home at Prestige Kew Gardens?
  • Identify your Apartment from the Available Options
  • Fill the Booking Application Form & Submit your KYC Documents
  • Pay the Initial Booking Amount of 20% of the Sale Value by Cheque/DD favouring “Prestige Estates Projects Ltd” together with all the other supporting documents.
  • Kindly ensure that you have deducted 1% from the Booking Amount as TDS and remit the balance to our Sales Representative. (This is applicable if the immovable property is valued at INR 50 Lakhs & above). Do, also arrange to send a Hard Copy, duly signed of Form ’16B’.
What happens thereafter?
On realisation of the initial payment of 20%, you will be required to issue Post Dated Cheques (PDCs) for the remaining amount within 15 Days against which a formal letter of allotment will be issued. Agreements will follow after completion of the allotment process.
When do I get a confirmed allotment?
On payment of 20% of the Sale Value and submission of Post Dated Cheques for the remaining amount, the allotment will be confirmed.
Can I make a 100% down payment?

Yes! Although, this offer is applicable for a limited period only! Request you to please check with our Sales Team for more details.

How are installments to be paid and is it time bound?
Installments are to be paid by way of Post Dated Cheques which is a pre-condition of the allotment. This schedule of payment is on a time bound basis as mentioned in the payment schedule. In case of a Home Loan, these PDCs are held with us as collateral & are returned at the time of possession.
What are the other additional amounts to be paid?
BESCOM & BWSSB Charges, Contribution to the Sinking Fund, Advance Maintenance Charges, Generator Charges, Khata Assessment Charges, Registration Charges, VAT, Service Tax and any other taxes will be required to be paid as per the prevailing guidelines at the time of possession.
What happens if I cancel my booking?
Why would you want to miss out on such a strategically located and meticulously designed project? However, if you do wish to cancel after booking, 2% of the Sale Value will be forfeited before agreements are executed and 15% of the Sale Value will be forfeited post agreements as Cancellation Fee and the balance will be returned (Subject to Statutory Deductions, if any) without interest.
What are the agreements that need to be signed?

What is the process of registration and when does registration take place?
Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. Registration will be facilitated by us through an advocate appointed by Prestige.
What is the process of assignment?
Assignment can be done only after the Agreements have been signed, PDCs given, 5 Installments Paid and the new party agrees to comply with the terms and conditions of the principal agreement. In addition:
  • The Transfer Fees of INR 150/- Per Sqft. will have to be paid.
  • If you have availed of a loan then you have to also retrieve and hand over to Prestige all letters and documents issued by Prestige to the Bank/Housing Finance Institution along with their NOC.
  • Please note that the transfer will be done only when you have no amounts due & interest for delayed payments, if applicable, has been paid to Prestige as on the intended date of transfer.
Has Prestige Kew Gardens been approved by Banks/Housing Finance Institutions (HFIs) for loans?
Yes, select HFIs have approved the development and will extend loans to customers based on their eligibility criteria.
What is my responsibility for disbursement of installments through HFIs?
It is your responsibility to ensure timely disbursement of installments from HFIs and no demand will be made by us to the HFIs for the same. To facilitate smooth payments, customers are required to agree to a pre-determined payment schedule & issue a mandate to the HFI to disburse payments as per the schedule. This will be done via a ‘Mandatory Disbursement Form’ at the time of signing of the Sale Agreement.
What if Prestige delays the construction and possession?
Their endeavor is to complete & hand over the project as per committed time lines. However, for reasons beyond their control if the project is delayed, Prestige will pay 9%* Per Annum on the amount collected, which will be clearly brought out in the agreements.

Who will take care of the maintenance of the property?
The maintenance will be taken care of by Prestige Property Management & Services. You can now be rest assured that Prestige Kew Gardens will be cared for by professionals.
What is the scheme for maintenance?
The scheme for maintenance is as under:
  • A sum of Rs. 50/- per sqft. will be charged as the advance maintenance fee for the first year and will be collected at the time of closing of your account. From the second year onwards, maintenance charges will be levied as decided by the Association/Prestige Property Management & Services. All future payments are to be made favouring the Property Management Company.
  • An additional sum of Rs. 50/- per sqft. corresponding to the super built-up area will be collected as Sinking Fund. This amount will be deposited in an Escrow Account and the accruals will be used for major expenditure.

    IMPORTANT: BIG CHEATING GOING ON.

    HEIGHT of the building is 8ft 9 inch to 8ft 11inch ONLY.

    PRESTIGE showed model flat of 9ft 3 inch and marketed to customer saying actual flat will be 9ft 6inch + minimum.
    They told we are not cheating like ROHAN JHAROKA and constructing only G+4 and so there wont be any HEIGHT Issue.

    Now construction started and people checked at construction site and the unfinished floor to unfinished ceiling is less than 9ft 2 inch.

    When customers who booked questioned prestige played drama of 9ft 1inch minimum . ALL customers know that it is not possible to given even 9ft when 9ft 2inch is unfinished floor to unfinished ceiling height.
    Then when asked about penalty clause if they deviate even below it- 9ft 1 inch , they told real truth which is
    G+3 floors 8FT,11 inch, 4th Floor 8ft 9inch.

    THIS IS BIGGEST CHEATING GUYS. Please think over 10000 times while investing in PKG.
    THEY FOOLED CUSTOMER THINKING CUSTOMERS ARE LKG in REAL ESTATE

      First of all congratulations… you are in the right way for the investment. Even I heard about the prestige group, a well reputed and trustworthy developer. My friend also planning to invest and he collected some information about the legal approvals. The development plan of the project has been approved by BDA (Bangalore Development Authority) and the project is having ‘A Khata’ Certificate.

      The construction partner of the project is K2K Constructions. As this is the prelaunch stage, the information I have got is they are not using any new technologies for construction and Top of every Blocks fully covered with solar panels.

          I am trying to share my inputs based on my knowledge. For purchasing the flat having a khata is very important. A Khata is nothing but an account. A Khata is an essential document required to obtain a building license, for sanction of bank loans, trade license, paying property tax etc. A Khata acts as a legal proof to show the ownership of the property. For all the properties which come under BBMP Jurisdiction, a khata will be issued.
