How are the instalments paid and is it time bound?

Will there be a validity period for the Price List?

Prices are subject to change from time to time.

What happens if I wish to cancel the booking?

Why would you want to miss out on such an unprecedented product offering? However, if you do wish to cancel after booking, then 1% of the Sale Value shall be forfeited before agreements are executed and 15% post agreement execution. The balance will be refunded without interest within 4 weeks OR on re-sale of the apartment whichever is later.

Am I permitted to shift my booking?

No, you are not permitted to shift your booking either to a different block or to a different project.

When does the development start and what is the completion date?

Marketing will commence October in 2012. Construction will commence in March 2013 and your new home will welcome you by September 2016.

Are modifications permitted in the apartment?

The specifications and designs have been carefully worked out. Considering the number of apartments and the delivery date, customization will not be possible in the collective interest of the purchasers.

What about car parking space?

We provide one car parking space for every apartment. Additional car parking requests will be taken up towards project completion.

Is the title of the property clear?

Of course, you are dealing with Prestige. The land is freehold, marketable and free from all encumbrances.

What are the agreements that need to be signed?

The following agreements need to be signed – Agreement to Sell and Construction Agreement followed with a Sale Deed at the time of possession.

What is the process for registration and when does it take place?

Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional amounts. Registration will be facilitated by us through an advocate appointed by Prestige.

What are the additional amounts to be paid?

BESCOM & BWSSB Charges, Sinking Fund, Advance Maintenance Charges, Generator Charges, Khata Assessment Charges, Registration Charges, VAT and any other Taxes as applicable are payable at the time of possession based on the then prevailing guidelines. 100% power back up is being provided for all units at an additional cost.

Has the project been approved by Banks/Housing Finance Institutions (HFIs) for loan?

Yes. Leading HFIs have approved the development and will extend loans to customers based on their specified criteria.

What is my responsibility for disbursement through HFIs?

It is your responsibility to ensure timely disbursement of instalments from HFIs and no demand will be made by us to the HFIs for the same. To facilitate smooth payments, customers are required to issue a consent letter. Post Dated Cheques will be returned at the time of possession on receipt of all payments from the HFI as per the payment schedule.

Who will take care of the maintenance of the project?

The maintenance will be taken care of by Prestige Property Management & Services. You can therefore be rest assured that the project is in the hands of professionals.

What is the Scheme of Maintenance?

The scheme for maintenance is as under:

  • A sum of Rs. 42/- per sqft. will be charged as the Advance Maintenance Fee for the first year and will be collected at the time of closing of your account. From the second year onwards, maintenance charges will be levied on a quarterly basis payable in advance. All future payments are to be made favouring the Property Management Company.
  • An additional sum of Rs. 42/- per sqft. will be collected as Sinking Fund. This amount will be deposited in an Escrow Account and the accruals will be used for major expenditure.

I am planning to buy a house in this and have heard that the road connecting hosur road and Sarjapur road, right in fron t of the project is very busy and jammed during traffic hours…. is that true and how soon is teh road broadening planned? Is the project worth investing in as once Prestige gives possession there would be an addition load on teh road.

      Hi..Yes road is not wide and no idea when broadening of road will happen actually. This property must be more than 2 kms far from Sarjapur Road. Prices are too high if you consider these factors.

        Property from builders who are not even come in first 20 best builders in bangalore are selling apartments worth 40 lacs 10 KM from sarjapur-ORR junction. This property is quite closer to HSR layout and close to either side of IT corridor.
