To facilitate smooth payments, customers are required to issue a consent letter. Post dated cheques handed over for the instalments will be returned on receipt of the payment from the bank/HFI.

What is the process of assignment?
  • Assignment can be done only after the Agreements have been signed, PDCs given and the new party agrees to comply with the terms and conditions of the principal agreement.
  • The Transfer Fees will have to be paid.
  • If you have availed of a loan then you have to also retrieve and hand over to Prestige all letters and documents issued by Prestige to the Bank/Housing Finance Institution.
  • Requests for assignments will be accepted only after 20% of the Sale Value and 3 Installment payments are realized as per the payment schedule.
What is the process of registration and when does registration take place?

Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. Registration will be facilitated by us through an advocate appointed by Prestige.

What are the agreements that need to be signed?

The agreements need to be signed are Agreement to Sell and Agreement to Construct, followed by a Sale Deed.

What happens if i cancel my booking?

Why would you want to miss out on such a strategically located and meticulously designed project? However, if you do wish to cancel after booking, 1% of the sale value will be forfeited before agreements and 15% of the sale value will be forfeited after agreements as cancellation fee and the balance will be returned without interest.

What are the other additional amounts to be paid?

BESCOM & BWSSB charges, VAT, Service tax, Sinking fund, Advance maintenance charges, Generator charges, Khatha assessment charges, Registration charges and any other charges as applicable.

How are instalments to be paid and is it time bound?
  • Instalments are to be paid by way of post dated cheques which is a pre-condition of the allotment.
  • The schedule of payment is on a time bound basis as mentioned in the payment schedule.


Can I make a 100% down payment?

When do I get a confirmed allotment?

What happens thereafter?

What is the scheme for maintenance?

The scheme for maintenance is as under:

  • A sum of Rs.45/- per sft. will be charged as the advance maintenance fee for the first year and will be collected at the time of closing of your account. All future payments are to be made favouring the property management company.
  • An additional sum of Rs.45/- per sft. corresponding to the super built area will be collected as sinking fund. This amount will be deposited in an Escrow account and the accruals will be used for major expenditure.
What is the scope of maintenance?

The scope of maintenance will cover maintenance of the common infrastructure for the town homes, roads, landscaped common areas and upkeep of the individual landscape of the town homes. The Owners in discussion with the Property Management Company can further define the scope as may be required. Prestige Property Management & Services will carry out this scope of maintenance at a cost.

    How is the availability of water resources there and near by area? How deep are the borewells and do you feel that residents have to survive via water tankers?

    I am intending to buy an apartment in Prestige Falcon City. The problem I have is this:

    This property is next to the lake bed of Konanakunte lake. With the recent drive of demolitions of properties next to lake beds, we need to be careful.

    Can the builder provide a copy of the village map(british days) and confirm that the survey number 35 does not lie on the konanakunte lake bed as per the british days map?

    I am really nervous as I feel looking at the google maps, this is right next to the lake??

      And carpet area is 73% with 70% of Open Space.

      Prestige Falcon City will yield higher ROI & Rentals because of Location of the project, Metro Connectivity, Brand & Mixed Development with Forum mall in front of the project.

      Nitesh Caesars Palace is bit cheaper than falcon city with limited amenities where PFC will have all the most modern amenities. Moreover a 3BHK unit at Nitesh Caesars Palace is for around 1500 Sqft. So it is not meant for those who are looking for a 3BHK unit with little spacious.

      Hi Manav,

      Please avoid this project, as falcon city have many disadvantages this is my honest suggestion.

      1. First thing is the payment is not according to the construction. You should make the payment either construction is going or stopped. As per info I received Prestige Tranquility is delayed by almost 2 years, which is also a luxurious project at Budigere Road, Bangalore with 2330 apartments. I feel this time also they won’t be able to handover the units by 2020.

      2. Till now they have not started the construction of tower 1 and 2 but the tower 3,4 and 5 are 25% ahead the schedule. Many people are raising the question about this.

      3. There is no separate utility are in the Kitchen.

      4. It seems like Prestige Falcon City will be little crowded with 2520 units. Imagine avg 4 persons in a flat, 10,000 ++ population, Cars/Two wheelers. 10000 plus people in and out every day along with that school, auditorium, Mall etc.
      What I suggest is its better to go for Nitesh Caesars Palace which cheaper, less crowded with small community and moreover it is ready to move.

        I totally disagree with your view Mr.Rounak.

        Same mistakes will never repeats. They know all the mistakes they have done in their previous projects, they admit them and they are trying to improve upon that. That’s the reason this time JMC is handling the construction of the falcon city and they are using MIVAN technology, which is a fast-paced construction technique. So there will not be delay in procession. I was at site on last Saturday and I have personally gathered these information and made a detailed research on this.

        Prestige Falcon City will coming-up on a 41 acres of land. More 10 acres of land is reserved for school. Then how it will be congested? Till now almost 60%of units were sold.

    Visited the model apartment – impressive specs and layout plans. Booked a unit :-)
    The price at first seemed quite high but actually on thinking about it… this is a 4 year project and the payment is also spread out across 4yrs. We would acutally be blocking this rate for 4 yrs from now (when the rates might be in the range of Rs.8000/sqft??)

    This project is good to buy property . I would recommend for all those who are looking for luxury living in kanakpura road. Today i got information from my friend that sq.ft price is 5499/- and Building 1 – Tower 1 & 2, Building 2 – Tower 4 and Building 5 – Tower 3 are open for sale. Around 500 apartments are available.

        Currently project is in the Pre-Launch stage, So once your 20% of the amount is payed towards the apartment booking you will be able to avail the bank loan facility. Now approvals are all in process and you will be able to avail bank loans from all the major banks after the approvals.

      Visited the site today. Price is revised from 5499 to 5799 after Prestige has sold out first 500 units within a day of its Launch. The units are getting blocked every five minutes. Impressed with the Model apartment. I was under the impression that Prestige Falcon City in Kanakapura Road is very far off, however its just 3kms from Banashankari temple. It is been highlighted as Kanakapura road by Prestige, but i guess it should be highlighted as very close to Banshankari.
      After lot of calculations and scrutiny i have decided to book an unit tomorrow.Hope its a good Investment.

    Looking into the current real estate market price, few people thinks its almost become impossible for many middle class salaried people to buy a house in blore. I personally fell people should not worry to buy a property at the outskirts. You can get a good deal, get good returns over a long time and for sure, a chance to buy your dream home.
    So guys dont worry how far its from the CBD, just buy … bangalore will develop another 10 folds.

    got to know its a first project by prestige on kanakpura road spread across vast area..heard from somewhere that it is just next to konankunte cross..price is a bit higher side as we expect for kanakpura road project..though the connectivity to metro station as well as city is very near..

    prestige falcon city its new project in Bangalore i heard about its one of the big project in Bangalore they r launching in this week but the thing is pre-launching means they should give a less price i felt price is high ……………………………..

    As far as location goes, Falcon City is very good.
    However, the price definitely is something that needs careful review.
    Just for discussion, what would be a good (realistic) launch price? I think 5800 is too high too…

    And completion date, anyone have experience with past Prestige projects?

      I have done a booking and also handed over a booking cheque, I got to know that the official project Pre-Launch will be on this Saturday. So we should wait till this weekend to get the complete information.

        Thats good. you might get price advantage as well as the unit selection prestige gives this options so u at least get a chance to get the desired unit.

    Very close to Metro Cash & Carry, Kanakapura Main Road. Fantastic approach & Still not aware of the exact launch price, but it will be some where between 5800 – 6200. I have seen the location….. its very well connected with schools, hospitals and other commercial activities.

    falcon city is located near to kumaran school in terms of location i would give a thumbs up.
    connectivity is not an issue, water table is good overall good investment.

      We already have a couple of good ready to move-in and nearing completion project from good developers in the surrounding developers. So will investing in falcon city get us the good returns?

        Kankapura was a very peaceful place and ideal place for anyone settledown. But with all this large developements coming in this locality, not sure how the things are going to be in the future. All the top developers have very large parcel of lands in and around kankapura, soon this place can become completely crowded.

          i do agree with u but the metro connectivity should help for the people over there.Its not going to be peaceful bcz of many projects coming in that loaction

        Prestige have launched almost 7 or 8 projects in the last 14 months…Brooklyn Heights, Royal Garden, Casabella, Augusta Golf Village, Ivy Terraces, Jade Pavillion, Lakeside Habitat and now this one. I am really not sure if all this projects will get completed on time. Also their payments are not linked to constructions so anyone who buys an apartment in Prestige will have to keep making the payments even if constructions is getting delayed or not yet started.
