I saw different negative posts about the builder delaying project and not abiding by the contract. Q1. With RERA in place, should we buy here? I’m buying not for investing but for end-use.     As expected the CRM team will never respond and the sales team will give you all kinds of Rosy pictures about the future of Mantri Webcity and how amazing it is going to be.

    Mantri is coming out with all kinds of offers and options to get what ever money that they can get to stay afloat. If you’ve noticed, now they only want 1% down payment and you will never have to worry again till the handover. Yeah Right.. Best of Luck with that.

    Shortly you’ll see that Mantri will file for Bankrupcy and then all the Projects that are in progress will come to a halt and then legal action will start. Mantri customers will end up spending decades to get something back and that too if they approach the courts and consistently follow up

    I booked a 3bhk apartment with Mantri at the Webcity project and also paid a sum of Rs.1, 00, 000. Even after 2 months there was no developments in the paper work and all our requests to make minor changes to the apartment and the documents were declined. The draft document that was sent had everything in favor of the Developer and in case we failed or delayed a payment it would cost us dearly.
    There was nothing holding the Developer responsible.
    I discussed with my lawyer and he recommended that I get out of this project, since there are 1000s of unhappy customers in multiple projects of Mantri. When initially booked the apartment, they said if there were any issues on Mantri’s side they would refund the amount immediately.
    When I actually cancelled the booking, they do not want to refund the money and now say that they will only pay it back once they have sold that particular unit.

    I will be raising a complaint with RERA and I’m willing to spend Rs.1000 for it aswell.
    Anyone thinking of purchasing Mantri Apartments, please understand that they do not have funds and are waiting for your money to proceed. Eventually, they will go bust because of RERA penalties. Once they go bust, all ongoing projects will stop and all the customers who have put their money in Mantri expecting to get an apartment after a few year will be running pillar to post trying to get a legal solution. Trust me, Mantri Management will escape and the customers will remain unhappy.

    Same experience as lot of readers here. Regret the decision to get into the buyback scheme. Mantri is not regular with pte-emi, currently have a backlog of 7 months ( i had to manage and pay to the bank) and now know that they wont even pay the principle ×2 on time. Worst experience so far

    we have booked flat in tower M in buy back scheme .since past 8 months our EMI is not coming to our account and mantri officails are not replying to our phone calls and mails.they were suppose to return our money by april 2017 but they are not giving any answers .it looks like mantri is a big cheater and eating common people money.
    Also i dont understand how can PNB give full amount to mantri before construction when the rules says housing loans have to disbursed based on construction pace.

    Mantri Developers’ No EMI Scheme : Beware
    Mantri developers has put hoardings in Bangalore and full page newspaper ads about a “NO EMI offer” in three of their projects (refer attachment). This might be too tempting to invest.

    First. this is not the first time Mantri Developers is offering this scheme. This scheme was first offered in 2013-2014 time frame. And despite cheating customers through this scheme earlier, they’re still continuing to offer this scheme in the market. I am posting this message in the interest of general public to warn buyers about this ponzy scheme.

    The way the scam works is like this. You will pay a down payment. You will then get a loan for the rest of the flat cost and give the loan money to Mantri as a lumpsum amount upfront. Mantri Developers will assure you that they will pay pre-emi for the loan till possession. They will also give you an agreement in a sheet of paper that they will pay the pre-emi.

    In reality, Mantri developers will stop paying the pre-emi after few months. And since the loan is in your name, if you dont pay the pre-emi then your loan will default and your CIBIL score will decrease.

    There are 100s of consumers who bought flats in Mantri’s projects in 2014-2015 time frame in the No-EMI offer scheme. Mantri developers has not paid 7 months pre-emi for all of them currently. Several people couldn’t bear the cash crunch and have defaulted on their EMI. Those buyers who defaulted have also received legal notice from the bank for the default. Their CIBIL score has gone for a loss.

    Moreover the original agreement was that the builder will pay pre-emi till a certain possession date. Now the possession date for all webcity towers has been delayed by more than 2-3 years. Builder is not continuing the pre-emi for the delayed period and buyers are forced to pay pre-emi during the delayed period.

    My advice to prospective buyers is to avoid buying flats in this scheme. The developer is exploiting the legal loopholes in our country to lure new buyers/customers to buy flats in this scheme. Would advice people to buy fully constructed flats that’s ready for registration and has proper OC instead of putting your hard earned money in such innovative schemes

    I am an investor in Mantri Webcity Project Buyback scheme. 20% was paid as my initial contribution and 80% was released by PNBHFL bank as lump sum to the builder. Builder assured to pay the pre-emi every month and return 2x of the original contribution at the end of 3 years. We all invested in this scheme as this was floated by a so called reputed builder and backed by a national bank. Currently, I am sitting on a backlog of 5 month pre-emi that is yet to be paid by the builder. My buyback already ended in August 2016 and the builder has not returned the 2x of my original contribution yet. The so-called reputed Mantri builder has simply cheated and fooled customers in this 20:80 scheme. We’ve sent legal notice to the builder and as a next step filing a lawsuit on them for breach of contractual obligations. Unfortunately, in this country we have to resort to legal recourse to get our own money back. I would advise all potential customers/NRI buyers not to fall into this trap by Mantri builders.

    They have offered me 25-75 scheme.
    Better to invest with less value and watch the market.
    Property is good. I may go with least size and in future I will shift to higher size.

We had booked in parcel 1 and till date no bescom,no oc and now we have gone legal, because of which they are not allowing us to register too. after paying the entire money upfront. dont ever make the mistake of getting into this. stay far far away from it. tell your friends too never to invest in mantri. we are already going through a lot of mental trauma because of this investment

            Sorry for the late response, Ajay. I bought a 2-bedroom flat in Parcel 2 in 2014. The handover was supposed to happen in April 2017. Now here I am, as they have moved the completion to 2019 August. They are unprofessional, and quite frankly, swindling money from customers using false promises.

                Same here, I just gave the booking amount of 1 Lakh, waiting for the next step. They said that parcel 3 will be ready by End of 2018 and Parcel 2 will be ready by 2019.
                RERA Registration numbers are posted on the website

                We are also hoping that now since RERA is in place. We will get some results by the end of 2019. And plus they’ve also orally convinced us with the Subvention Scheme… I’m yet to discuss this with Aditya Birla Housing Finance to get some more clarification. I’ll post more details post that.

    Please stay away from mantri webcity. It is the biggest scam that you will ever fall into. Their schemes might just feel very attractive but they are just meant you cheat you. Even we got into the project with the no pre-emi scheme. They are defaulting the payments and not bothering to answer you, also the project is delayed by 2.5 years!!! You would just feel helpless as you would have paid all your money. My sincere suggestion, please don’t get into it thinking they are reputed.

    Everything about Mantri Webcity will look very lucrative but the fact is different. I have booked there in May 2013, under pre EMI, I was suppose to get possession by April 2015, now there is no Pre EMI and there is no communication on when the project will be completed and when they will give possession. We as a group have been sending communication to their management from month of Nov 2014, by now good number of reminders were send, they don’t bother to reply to your concerns. Mantri management is only interested in getting new customers once you pay you are trapped by signing an agreement where if you withdraw they will deduct some percentage of the money paid by you. as per the agreement. Thei agreement itself is very ridiculous, in my agreement the date of possession is April 2015, my friend who booked after me in a floor lower than mine got date of possession as Dec 2015 in his agreement. And there are many such blunders by them.

    I booked with the belief that Mantri is a brand I can trust, but now I realize this is a honey trap. So I suggest think twice before you decide.

      The 20:80 schema is still there with Mantri webcity. But remember these schemes are among the different tactics used to get 100% money upfront from the customer before the construction of flat. Once the money is paid to Mantri then you will see the following
      1) Delay in preEMI payments, by Mantri where you need to accurately maintain the
      2) No response for any query regarding the your concerns.
      3) Each time you visit Mantri office you will find new person assigned responsibility of the Mantri webcity project, so you end up explaining from begining on your concerns.
      4) Once you login to social networking sites, you can easily join some mantri webcity groups and share your frustrations and pursue your concerns with Mantri as a group.

      I feel they are going to come up with signatures tower with higher dimensions. The current dimensions are very small so as its a big project they might come up with the customer requirements in the later stage of the project.

    • If u see that location it has lot of potential because of the residential development where you can see orchid footprints, salarpuria gold summit and Aspire all getting ready for move in span of one year. So their will be a mall coming up.

    Mantri Webcity Parcel 1 got delayed by almost a year and there has been comments that project got delayed because of some legal complications. Can someone elaborate ?

      Hi Devamsh,

      The project got delayed because of a huge rock which was found while digging the land. Regarding the legal complications there is nothing as such. As there was a big rock in the project they have to blast the rocks with which there were some damages to the near by properties so there was a issue with that where the citizens compliant about it. They have to sort it out and then they started the construction. Now construction is going in full swing and there is no issues as of now.

        This information is not correct. The rock issue was for phase 3 & 2 and not for phase 1. There was no huge rock found during the construction of phase 1 because I was regularly visiting Mantri webcity site office.

      There are lot of developments happening towards north Bangalore. Most of the residential townships are now planned towards this area, this is mainly because of various development plans projected by the government. Once residential movement happens, i.e once people start staying in this location. The investment will start doubling… I also own an apartment here.
