    There are lots of issues with this project – Only 1Borewell hence there is water issues, Water is supplied through Tanker, Lots of Electricity Fluctuations due to which most of your appliances will get damaged, No Proper Garbage Management as its been collected from each house and get dumbed inside society itself, Due to Bellahalli Garbage Dumbyard very close to his apartment, The stinking smell is always around areas located near by so we cannot open our balcony and window doors, Lifts doesn’t work properly, There is Monkey menace who enter each block via Utility and Balcony areas..Unfortunately there isn’t any response on mail from KPDL, No CCTV in premises, Inefficient Security Guards as anyone can enter the society anytime easily, All Amenities are just namesake, Adding to this flavour, We have a open forest behind the apartment where some people dump some plastic waste and burn it regularly by which the poisonous plastic gas is spread to the apartment so we need to always keep our windows closed, There is a supermarket is of KPDL owned but rates are sky rocketing. Its unending list…PLEASE STAY AWAY FROM THIS PROJECT.. IF U REALLY WANTED PEACE OF MIND.

    Note – Please don’t get tricked by KPDL sales person saying its just some competitors fake review. I am a owner of Raaga Phase1 and I regret my decision of purchasing this apartment. If you still want to go ahead and purchase it then kindly take everything in writing from KPDL which you will never get. It’s your hard earned money so think before investing.

    Along with all the comments, my addition is, they will never keep their words.
    Even after registration, they will keep delaying the possession, and you will end up waiting indefinitely.

    When we ask for explanation. they will say whatever it is, you will have to wait, with a sarcastic smile.

    Kolte Patil – Raaga as the name speaks all the buyers are crying on loud and no one to listen.
    The property is in very bad shape as builder is no longer interested in the project.
    No basic facilities like Electricity and Water. The residents are residing on DG power with limited hours of Electricity supply and water tankers with limited water supply
    Nearby area is a Shit as it has been earmarked as Dumping Site by BBMP – Belahalli Garbage Dump Yard
    Once you book, no one will recognise or listen to your requirements or complaints
    Area does not have ground water. NO facilities. Worst quality Lifts which is always in repair in the first six months itself.
    All promises are fake with no completion deadline or project plan.
    Buyers be aware – your investment is at serious risk.
    Ask marketing team to get connected to the whastapp group – Kolte Patil Raaga, for more real-time inputs and frustrations of buyers.

    What is the current status? Have they got a clean chit or are they still scamming customers?
    I see a lot of unfinished business at the project in phase 1 even now. Wondering if I can connect with anyone who has already purchased the flat and is currently residing.

    kolte patil also has a long standing dispute with residents of Floriana Estate, koramangala bengaluru. There is also a court case ongoing for non completion of club house, swimming pool and also some land issues which have not been properly disposed of.

      BEWARE ! Do not buy a property at Kolte Patil Raaga!


      I have bought apartment D104 last May from this builder & it has been a nightmare ever since.

      They are very unprofessional & rude – be ready to be treated like shit incase you are planning on buying a property here.

      To get the facts right –

      1) This property was under litigation & had a case filed which was not informed to us. I found out when it was too late. ( Unethical)

      2) There is still an open cases against the property OS 605/15 which is painted on the outside of the building & on electric poles around the property. Supposedly as informed by the builder the person lost the claim in the local court & now it is in high court. ( Still excusable giving the builder the benefit of the doubt.)

      3) Their original page was deleted & re-crated as there were so many negative reviews about this project. I am in touch with a group of people through whatsapp who are on the same boat as me.)
      ( I myself have written reviews on the google page, facebook & other social media)

      4) Their “Customer Service” team speaks to you in the below manner when you ask about delay in project.

      ” Are you paying for all the apartments or only your’s? Talk about only your apartment”.

      Escalating this to the management was useless as they do not care either.

      5) I was promised a gold coin upon booking ( which was May 2016) its almost May 2017 & no news about it. Upon following up they keep saying we will get back.

      7) Construction is going on in snail pace & if you are planning for 2nd phase then i pity you because by their track record you can expect a couple of years delay. ( Personally i feel it will go over 2020)

    Hi i invested in KPDL Raaga looking at their brand name, i got a good offer, loan got approved from ICICI Easily but even though i am a prompt payer the project is not going at a good phase. they have changed the Possession date three times & i am still not sure when they will hand over the flat to us.

    as i currently live in a rented place i have to pay both the Bank Loan & the Rent & as i feel that the project will take another 10 months i am at a very tight situation.

    if you are a potential buyer, please collect all the information from KPDL before making any decesions.
