The office sector in this sub-market is at a nascent stage of development. There are some notable office developments in this sub-market. A good portion of the demand is expected to drive sales in the mid-segment housing category in this sub-market in the near term. High-end projects are likely to do well in the medium to long terms.

Upcoming residential neighborhoods in this region Yemalur, Bellandur, HSR Layout, Sarjapur Road and Haralur Road are steadily gaining traction owing to their proximity to the ORR. Today, the ORR (Sarjapur-Marathahalli-Hebbal belt) is the most promising organized retail destination with immense potential for development since this is the largest IT/ITeS corridor, with substantial commercial and residential growth, good connectivity, proximity to catch meant areas, limited retail options presently and requirement for retail support.

Presently, there is only one mall on Sarjapur Road. The traditional retail market has been the preferred destination for almost all types of retail activity. Ongoing residential developments, increasing population and catchments are working in favour of retail growth here.

    I have booked the 2 BHK flat with Hiran wahan in April 2016 with condition that, if they will failed to get the approval by mid June 2016, I will cancel the flat. They have not got any approval hence i have cancel the flat (Still they have not got the approval, people have booked the flat since 3 year) and they told me as per the cancellation process you will get your money in 3 months (which illegal itself) , it;s been 4-5 months and even after multiple follow-up I did not receive my booking amount, Last they have given me PDC (post dated cheque) but they have blocked the cheque without informing me. If you are planning to buy the flat with Hiren Wahan please use your judgement carefully.

    Hi, can you compare sobha dream acres and High cliff. This has good neighborhood when compared to Sobha. Please suggest which one is a better option in terms of living and investment. Also is this a trusted builder?

    Any Idea why such a high price is being quoted, similar to that of Vaswani Reserve? Although there is a lot of difference in the facilities provided by both and they are next to each other…

      Vaswani and Hiren both have difference. Vaswani is coming with mix use development commercial (1.5 Acre) and residential ( 4.5 Area) there Hiren is having small residential development around 1.5 Acre. Vaswani is almost sold out around 95%. whatever availability they are having in 3 BHK except duplex and Penthouse is very few. So that is why Vaswani has constraint in terms of availability of 3 BHK. Hiren is having a options for selling. But Vaswani is having a good market name. That is why it depend on your budget and requirement if you are looking something ready to move in then you can go for Vaswani.

          Hi Saurabh, It is risky. My money is stuck with the builder for the last 5 years. He has not refunded on cancellation. This has blocked my possibilities to invest elsewhere too. He has blocked all my communication.
