    I recently booked a 3BHK at Golden Panorama. In the agreement the possession date mentioned is 31st October 2016. However, looking at the progress of the project they are likely to delay by 3-5 months which is covered by the grace period.     I am interested in this property but have heard many bad reviews like one of the residential society of there projects had filed a case against the builder where they deviate from providing the amenities promised even after 3 years.
    Can someone who has booked the flat and gone through the lawyer verification process can provide a objective review of same.

    I find the specifications given in the drawing with regard to the room dimensions varying from the actual . especially the balconies and utility . What recourse does a customer have if deviations are found in the actual V.s drawubgs provided by the builder

        Yes you are correct they are using the Mivan Technique, but still golden gate is very slow. They delayed one of their projects in Yeshwantpur called Golden Grand very badly, so I would insist to get the right advice, before buying.

      Yes you are correct, the project is location is very good. This is kind of project which is almost open across 3 sides surrounded by a 500 acres forest. The project construction is also very good and fast, they are using the Mivan technology. This will be a good property for both personal use as well as investment.

    I am planning to buy a 3 bhk at Golden Panorama. incase we want to rent it out on possession in Dec 2015, what will be the rent we can expect? will we get someone to rent it out as you have mentioned there is absence of IT and other businesses, malls n cinema. Will it be a good property to buy?

      This is a good property in investment point of view also. As this property is near to Kanakapura Road Metro Station and also Upcoming Nitesh Caesar’s Palace Mall, Metro cash and carry and to many other malls and Hospitals. This project is coming up very near to Banashankari which is near to Jaynagar and JP Nagar. This easily connects to NICE Road also. And coming to investment in point of renting one can expect minimum of 21k to 25k and can expect more than this also by December 2015. So, overall this is very good project to invest.     • The Project is very good with almost more than standard 50 amenities. The price is also very competitive compared to all the other developments that are happening around that area. This project is promoted by “Golden Gate Properties”, who have many projects that are ongoing and completed. They did have an issue with the delivery of “Golden Grand – Yeshwantpur” due to some unpredictable conditions , but now its handed over successfully. But recently they have also launched one of the tallest residential towers (“Presidential Tower”) in Bangalore which is of 50 floor and they have committed a guaranteed delivery on bond paper. So I would suggest, it could be a good options to pick in that location and price.
