    why would anyone want to invest in kanakpura which is 60kms from airport? and has no landmark to boast off. nothing it going to come in kanakpura. Bangalore is developing northwards..

    Why would anyone invest or purchase (for self living also) in a property which is ‘off’ kanakpura road? there is absolutely nothing in kanakpura – no financial center, no trade or business center, no tech park? unless you have a shop or business that confines you to stay there.. it is anyways 60kms from airport :) am i missing something here?

      1) The project is not in Kanakapura! It is within Bangalore. Kanakapura is further 50kms away.

      2) If tech park is the sole point of consideration to choose a house, this location has good connectivity to IT hubs – Electronic city via NICE road or Global village tech park off Mysore road. Further, connectivity to south Bangalore locations such as Jayanagar, JP Nagar or BTM or Bannerghatta Road is good. Upcoming metro connectivity is an added advantage for people to reach the Central Business District or even ITPL / Outer ring road in quick time.

      3) Agreed, Airport is 60kms away and this is definitely not suitable for people who take fights everyday. However, this should not be a problem if you plan to travel by air 5 to 6 times in a year. With proposed Metro connectivity to the Airport, shouldn’t be much of a problem if you fly once or twice in a month.

      4) Location has good access to schools such as Kumarans, DPS, NPS, Edify and many more. So finding a school should not be a problem.

      5) The area has shopping marts such as Metro cash & carry, D’Mart, Reliance etc within close vicinity. Prestige & Mantri are the 2 upcoming malls with multiplexes. All this should be sufficient for the people who love to shop regularly.

      6) One problem could be the lack of a good hospital nearby for emergency needs. Nearest multi-speciality hospital is BGL Global near Kengeri which is 20 minutes drive. Fortis and Apollo hospitals located in Bannerghatta Road are also good 30 minutes away.

    There are some issues with the agreement which Godrej has given us. Some points are listed below :

    1. Possession date : promised date was 3 yrs + 6 months grace but in agreement it is mentioned as 4 + 1 Yrs. But almost 85% payment will be taken before Mar 2017 as per construction.
    2. Unclear UDS – Godrej says this will be registered during possession which is fishy.
    3. As per one of the clause in agreement, there is a possibility of Godrej constructing more floors in future. This is clear case of cheating as the main reason to buy this property was their USP of G+3 floors.
    4. No penalty clause if possession is delayed. Which is unacceptable again.

    I have already paid the booking amount in last March, but there is no activity at the site even 5 months later The locals tell me that there is a dispute over the land b/w Godrej and the original landowners and so the project is hanging. When I contacted Godrej for clarifications, they do not reply to the point and simply say that work will start soon.

    Please let me know if anyone get more information on godrej eternity. I am also too keen on this project. I had a look at prestige lakeridge.

    Godrej seems to be less crowded with more greenery & more UDS. Also closer to metro & kanakapura road.

    I am planning to buy a flat in Godrej Eternity. Please let me know anyone has experience as we are abroad and need to have more information on the same. We are in the final stages of the deal.

      Hi Abhirami,

      This is Jagan. What I have seen there is Payments are according to schedule. They give us a regular updates on construction status. Any delay regarding construction is updated and with explanation. Look like they will hand over the flat on time. 2 to 3 months delay is excused as it is a big project. Only drawback is that though our flat is due for registration latest in another 5months we are not permitted to see our flat. Called up the concerned authority but they say their rules does not permit to see except the model flat . myself along with two of my friends have booked one flat each. Till date we have not faced any issues and the concerned representatives are very cordial…….

    Please let me know if you know more information on godrej eternity. Coz I am also too keen on this project .I had a look at prestige lakeridge. Godrej seems to be less crowded with more greenery & more UDS. Also closer to metro & kanakapura road.

      I feel Godrej Eternity is a better option. As a builder at present Godrej is better than Prestige. Close proximity to Metro, 18 acres of land, G+3 all makes it more lucrative than PLR.

      Please avoid this brand. I am their existing customer at Godraj E-City. The customer service is pathetic, they gave possession with permanent electricity connection, they are forcing customer to register property below Govt. defined Guidance value. With my experience Godrej is not the brand to be trusted

        Even I am their existing customer in ecity. The crm team is worst. they are on time in demanding the payments.
        but never bothered to take our calls once payment is done. booked flat in ecity 3 and 1/2 years ago and have been asking to visit the flat, never they allowed. they will not let you see the flat not even once before possession.
        Guys don’t blindly believe in godrej brand, they may be good in Mumbai and elsewhere but in Bangalore they are worst guys to deal with.
