    I am sure price would be the real game changer in real estate Industry, the entire decision making process of a customer is fully based on the price, the quality of the project can demand the price. I recently had been to the place where Brigade El Dorado is coming up, the journey looked little hectic, the hebbal junction and its legendary traffic snarls caught up with us too leaving us agitated and dejected, as we crossed the junction and sailed through the fly over which leads to the International flyover our disappointment receded and we started to enjoy the journey, we eventually reached our destination – Brigade El Dorado, there seems to be a lot of development around the Vicinity and we loved it; my wife who is a typical agnostic in nature started to enjoy the overall environment and the interactions with the Sales team. For me the one single aspect that attracted was the price, price was the principle factor and I also believe would be the game changer for El Dorado project. The price for a 2 BHK is 33 lakhs and the price for a 3 BHK is 42 lakhs respectively. The built-up areas for the 2 BHK is in the range of 795-1068 sqft and for a 3 BHK, it is in the range of 43.32 – 59.69 sq mts. The Price is inclusive of car park, clubhouse charges, premium location and floor rise charges, external infrastructure and property assessment charges. Statutory expenses, maintenance and deposits will be additional.

    I am an Architect and I mainly evaluate and rate the project basis the amenities, utilities, features and a host of other facilities and conveniences – Brigade El Dorado is a paradise of amenities, I would simply like to say that for many reasons, the amenities and every other aspect related to it is carefully crafted and curated. Brigade El Dorado is a project spread across 50-acres which greatly defines many significant aspects, features and the scale of the amenities is magnanimous and unmatchable. The 50-acre project has a dedicated 10-acre for green outdoors, the space which would provide health, wellness and good life to all the citizens. The amenities are elaborate and collectively enhance the lifestyle of all residents; the amenities include various recreational, sports, leisure, social, community and eco-friendly niceties. The project includes more than 10 facilities for outdoor sports like football, mini golf, cricket, swimming pools, basketball, tennis, volleyball, table-tennis, badminton, skating, and soccer fields along with various indoor sports amenities. The outdoor landscape includes Pet Park, retention pond, butterfly trail, open air amphitheater, woodland reserve with hammock garden, bio swales, community gardening area and cafe. The premise features 2 clubhouses proposed to be occupying 4000 square feet each that houses multi- purpose halls/party halls, crèche, pool tables, squash court, table tennis courts, badminton courts, library, gymnasium, yoga deck, aerobics deck, spa, saloon, swimming pool, meeting rooms and convenience store.

      Surprised that despite being an architect, you chose to ignore or missed out mentioning the biggest flaw in the property – for a saleable area of 1043 Sq ft – the carpet area is a paltry 629 Sq ft – now even if I add the area of farcical size of the balcony – 11 Sq ft – the efficiency ratio is a mere 60% – unbelievably low. Industry average is 72%. Now calculate the effective price you are paying per Sq ft of usable area, theutha of attractive price will be exposed. Thanks to RERA, the builders are now forced to declare carpet area correctly. Unless u chose to reside on amenities, which are really good, how can a family of 3 stay in thsee conjested homes. The inventory eventually will be 6000+ that’s a whopping number. If every buyer belives that it’s good for investment then it’s not a very happy scenario – some must believe that its good for end use otherwise we will end up just holding this investment with no end user

      This project is one of the finest from Brigade Group and it plans to accommodate some of the finest specifications that are currently trending in the construction segment and market, the foundation includes isolated/combined footing with RCC framed structure that uses Aluminium form work or Pre-cast Technology. The block work uses solid concrete blocks. The flooring includes vitrified tiles for residential flooring and common areas will have anti-skid ceramic tiles wherever necessary.

    The project El Dorado is the best one for investment and best one for residing also, a 2BHK at Rs 35 lakhs is the best price that one could get. It easily connects Yelahanka, Hebbal, Budigere Cross, Kempegowda International Airport and also K.R. Puram Railway station. There-fore it has many advantages for an apartment buyer and a community resident.

The Brigade El Dorado has around 10 Acres open space out of 50 acres which is meant for nature,trees and greenery.     The carpet area is something on which I am not able to take decision, 61% of SBA is too low and this is the lowest that I have so far come across.

    All is well but unable to reconcile that carpet area to salable area ratio for all types of flats in this Spanish architect designed project is a mere 61%. This is ridiculously low. The effective price we would pay will be much more than what it isa de out to be believed. That said it does offer wold class amenities and significant appreciation potential. Low carpet area is a real drag.
