    I have a question and I need an honest and straight-forward answer from the builder or the marketer of the project. Since the time The Brigade Cornerstone Utopia has been launched, what is the futuristic aspect in the project?

      - Sir, let me explain with details about the question on the project, the Brigade Cornerstone Utopia is planned completely on a futuristic idea and theme, the main intent is to develop the project into a smart city with futuristic technology, the technology at the project should enable the residents to live a life which is completely automated and controlled for the overall well-being. Brigade Cornerstone Utopia is a 47-acre mixed-use township project which is conceptualised and envisioned as an extra-ordinary, authentic, futuristic, smart and authentic ecosystem of the future, the residents can utilize as many amenities as they like on a daily basis for their overall well-being and quality life. Brigade Cornerstone Utopia is an urban universe which leverages digital infrastructure to improve the quality of life of the residents, the digital infrastructure not only enables the life of the residents on their personal side, and it also enables their businesses, the facilities thoroughly enable and empowers the residents to work effectively from the project place. The entire effort from the builders is to create a smart community which offers maximum convenience, security and comfort for all the residents. The smart community offers scope to constantly expand towards making every aspect more relevant in his future and also enable the connected citizen’s mind-set towards further improvisation.     A friends group of mine (including me) were planning to buy 5 flats in this project for investment purpose. We have had some unpleasant experience in dealing with Brigade Group when we invested in 3 flats in Brigade Lakefront about 4 years ago. Still we decided to give this new project a chance. We had to drop this plan for reasons explained below:

    Disclaimer – You are suggested to do your own research before you decide on investing such a big money. Below is based on research that we did.

    The property has some very serious legal flaws.

    – The land holding records are not proper and there is dispute between the land-owners and the builder. In a large land size required for a project of this size, it’s natural that the builder may not have been able to acquire all the land through fair means.

    – The peripheral ring road occupies some part of the land which is currently shown inside the project

    – There are 2 roads passing through the middle of this property in the latest CDP 2015

    (Do not take this factor lightly as residents of Prestige Shantiniketan have recently experienced a private road of their large property converted into a public road).

    Other Problems:

    Brigade has previous reputation of building more floors than sanctioned, and they go for re-sanctioning of the extra floors. This causes delay in the Occupancy Certificate. As per our information, many of their previous properties have gone through this delay cycle. While a buyer pays a hefty interest on his home loan, Brigade pays him a very small consolation amount for delay from their side.

    Though they are claiming possession date of 2023, actual possession date is likely to be between the years 2025-2027.

    Brigade also has previous reputation of sending very big penalty and interest demands if payment from the customer side is delayed by even just 15 days. In one case that a close friend went through, the penalty bill sent by Brigade was bigger than the balance amount to be paid by him. They don’t share the details on how they arrived with the penalty amount and hold your property from registration even after you settle the entire original amount. Thus while you negotiate the penalty amount with them, you are continuing to pay the full home loan interest on the property. It’s almost a black-mail situation as you have paid the full amount, and now if you want to go for registration, then either pay the arbitrary interest and penalty they are imposing on you or keep waiting for the registration. At-least 25 buyers are in the consumer court against Brigade Group on this matter alone.

    Consumer court cases against the Brigade Group have increased by 400% in the last 2 years.

    We received the above information from various sources, some pieces are directly heard from an insider in the Brigade Group. While we are aware that there are chances that not all such information may be 100% correct, but when it came to investing our hard-earned money, we decided not to take a chance because the negatives far out

      The amenities at Brigade Cornerstone Utopia specifically aims to provide a resort styled quality life to the residents, the amenities are themed and constructed to provide a grand and luxury life consistently throughout their lifetime, the amenities are constructed and planned in a way wherein it makes the residents to completely indulge in the grandeur and elegance of it. The medicinal garden and the wetland garden, these kind of amenities are comprehensively well-thought concepts which brings a great deal of quality living and freshness into the life of the residents, the medicinal gardens is completely a revelation, this kind of amenity was never before thought about by any builder and developer, it totally blows the minds, the gardens are a must-have for every kind of community. As modern life becomes more complicated and ailment-striven, it becomes imperative for every community and society to have these gardens, they are made to make the residents’ life better, quality-oriented and comfortable.

    What amenities and features should be included in a project is of utmost importance, the amenities should make overall sense and purpose for the residents staying at the place for a lifetime. The sustainability of Brigade Cornerstone Utopia in the future times and period is a huge question mark on the builder primarily and on the residents secondarily. It is believed that Brigade Cornerstone Utopia is a 47-acre mixed-use township project which is conceptualised and envisioned as an extra-ordinary, authentic, futuristic, smart and authentic ecosystem of the future as I said earlier will it sustain the scale, how will the residents utilize these many amenities on a daily basis, if these many amenities are utilized on a day-to-basis by the residents then they would obviously be un-occupied, they should be un-employed and stay at home to utilize these many amenities. Features and amenities should make sense, they should be developed for the betterment of the residents and they should add value to them. Firstly, a huge project space of over 47-acre would be over-crowded with many people and if these many people have to utilize the amenities it would be a total chaos. All necessary lifestyle amenities, conveniences and utilities are ill-planned to suit everybody’s needs and requirements; hence the sustainability couldn’t be effectively managed. The residents could face many issues when it comes to utilizing the amenities and features, hopefully if there isn’t any chaos then the investment would be worthwhile.

    I am looking for a place in Varthur and Brigade Utopia seems to be an ideal property to invest in. However, few of my concerns are,

    1. The proximity to Varthur lake could pollute all the ground water in the future e.g. Borewells, are there plans in place to improve this situation?
    2. Apart from Bore wells and Water tankers, what are the water sources in this area?
    3. Is the Varthur road going to be widened in future? so that the traffic can ease up
    4. The occupancy area for an apartment is 69% to 70% of Super-built up, why is it so less and what justifies this?
    5. Out of a 47 acre property what is the proposed open space or landscape area?
    6. Does the builder deliver as promised?
    7. What could be the possible Return on Investment from this property in 2023, i.e. once the project is complete?

    It will be really helpful if someone can help with the above questions.

The other senseless amenity is the Bio retention pond, what exactly it means, people should know about it and in what way will it impact the residents staying at the community. The quality and standard of every project in the future would be carefully evaluated in a detailed manner. These are just 2 examples that I have been mentioned above; there would definitely be many other amenities which follow the same suit, once we visit the project and interact with the Sales team, then our understanding would be in-depth and we could easily determine what amenity makes sense and what purpose does it serve.
