    I have seen some negative reviews about Brigade group regarding the delivery of their projects for possession. I heard they delay the projects by 2-3 years. We are interested in buying Brigade Lakefront. We wish to know about the progress of the project and are there any chances of this too getting delayed?

      Hi Ansar,

      Yes, what u heard is true. It is running at least a year behind. Amber block was supposed to be completed by December 2015 but now the best bet is Dec 16 but could drift into Jan/Feb 2017. I bought a flat going by the brand but they are as pathetic as anyone else despite the premium price tag. They don’t even tell you clearly why the pocession is delayed and when is expected to be complete.

        Yes, the project is pretty delayed. The builder is trying to collect money luring customers that the flat would be handed over. However, you won’t be allowed to stay as the OC is pending (for 3 months at least). Nobody has any clue when this would be fully done and livable.

    I heard from the recent purchased people, that the land within the project has been surrendered back to bda, which means that the tennis and basket ball court as projected in the site plan doesn’t exist. Please be wary about this before investing in this

      All Projects do have a CA site where in they are supposed to have open landscape or amenities built which is a requirement from the BDA to get the approval. This is not particular with this project alone.

    I am interested in Brigade Lakefront. But I am concerned about the Graphite factory which is very near to this property. Is it not a cause for concern? Is this a good property to invest and what would be the ROI can expect from this property?

      State Pollution Control Board is issuing a closure notice to Graphite India and hope it will be closed by the time project gets completed and its not major concern for Apartment buyers because project is almost 600 Meters far from Graphite India. In fact, Lot of public campaigns are on to close the Graphite India. The expected ROI is about 15 %

      There are no common walls in Amber block.
      In Blue block, all the 3bhk’s(except 3bhk duplex) share a 12 feet wide wall which might be to get a curved formation with all the blocks.
