    Hi, I am deciding between Bhartiya City ph-2 (thanisandra) and Prestige Lakeside habitat (at varthur) …. w.rt ROI, which seems to be a better investment.

      in the North Bangalore is currently priced at around 4,600 – 4,800 per sq ft and is expected to reach an average price of 7,450 per sq ft by 2020.     prop review team-i am planning to take an apartment in either barathiya city or shoba city. i need a honest review on which is a safe bet. Sobha is an established developer and i know he will not compromise on quality. Nikoo being a new player i am worried if they will deliver the project on time. BC is a huge project and for a first timer in india, i am not sure if he can convert this dream project into reality without compromising on quality. on paper this is very good but is this a risky investment. will they be able to deliver it on time.

    • Dear Ajay, you are correct in terms of your comparison of Bhartiya city with Sobha Developers in the total number of years of experience in real estate development. But today there are lot of companies getting into real estate developments ex: Godrej, Shriram and even Sobha developer where into interior business before getting into real estate in 1995. Similarly even Bhartiya Group is also very successful in the area of Garments and textile.

      Bhartiya City as a project has set a benchmark in-terms of the concept of an integrated township. Also the team involved is it very professional and I think it will come out as a landmark project once completed.

    Hi pradeep, Sobha City is pure Residential Township where as Bhartiya City is mixed Development. As both the projects are equally good. You can choose either of the one. Sobha City Projected ROI is Rs. 7000 Sft by 2017. Nikoo Homes Projected ROI is Rs. 6000 / Sft by 2017.
