      Currently the northern part of the Bangalore city is nascent markets which are expected to emerge as locations with high rentals in the next five years.

    Planning to sell my 2BHK (1056 sq ft) in phase 1 at base rate of Rs 5300 per sq ft (Non Negotiable). It is in Tower 9, possession is expected within a years time. Contact me at 988-060-3057.

    Besides early possession, there are no PLC charges in Phase 1, saving about Rs 200 per sq ft. The other charges like vanity kitchen are lesser. Major portion of service tax paid is at lesser rate, a saving of at least Rs 25000. Saving of 1% TDS is also applicable.

        I dont think we will have a connecting road. As i got to know from Bhartiya City salesperson , along with elevated PRR (100 feets) there will service roads running underneath it. They will fence Phase 1 and phase 2 separately. They may create an underpass connecting the two phases but i am not sure about it.

      As it is an Integrated Township the investment will grow faster. Comparatively for a project which is having only residential. As there are lot of people who are investing in the project. Seeing the growth of the project this will increase further to any other project.

      Home Buyer will have all the facilities inside the compound of BC. whether u call it as work places, entertainment centers or education institutions or hospitals for that matter. Seeing the situation of the traffic in Bangalore, its better to stay in an integrated township.

      Krishna Northwood is a completed villa project. Orchid Footprints is a low end project. Unishire Skyvilla are telling that they are getting the approval from past 2 years. Sobha City is next to this project. It is almost ready to move in and it is expensive in terms of considering costing of BC.

    • Yes there are proposals from 5 to 7 companies, they are in the last stage of negotiation..so probably in month or two you can see the functioning of the companies.

    When i went to Bhartiya City ,they told that bookings are closed and they are not providing the units. Can i know whether they are creating the hype or is the pre launch really closed?

      Yes, they stopped taking the bookings. So if you are keen on this project you can give expression of interest and the cheque with the preference. Once the particular block/unit is opened they will give the preference for the unit.

      Shopping malls will be ready by next 2 years. Til the malls are opened there is a convenient store in the complex, which can be utilized.

    • Dear Rahul, The booking cheques are payed to into “Bhartiya City Developers Pvt. Ltd.” account. This project is fully developed and marketed by Bhartiya city only, there is no any Escrow account.

      The pricing is right, Keeping across the projects which is near by to Bhartiya City. Sobha is charging 5500/-Rs and above for a project which they have started constructing. Yes the units has been allotted. The rest of the people who are interested to buy can give EOI(Expression of Interest) so that they can allot the unit when the next set of units are open for sale. Yes, Bhartiya city is an investors paradise. People who didn’t get a chance to book in phase 1 have taken in phase 2.

        This is all just pre-launch hype, when ur getting apartments for 4650-4700 in the first phase and also there are ample of options with crazy scheme’s near that location, at a much lesser price than the price quoted by bhartiya.

        Real estate purchase is not as speculative as stock market. People who have bought in the first phase has not made any profits, if they would sell in the current situation. So think twice before investing.

          Why spreading misinformation? Resale apartments of two bedroom are only available at more than Rs 1000 above the rate of Nikoo phase 1. Two bedrooms in Nikoo phase 2 pre launch are also sold out.

          All good projects nearby are quoting premium rates, only third class projects are quoting lower. Stay away from those sub standard projects they may not even get occupancy certificates.

      Price is a very subjective issue. We all would like it if we could get a great property for a cheap price. But the reality is that good properties are always costly.

      I wasted months searching for apartments and was shocked to see that even class D builders constructing just four floor apartments with hardly any amenities charge Rs 4000 in nearby area.

      I would preferably not buy anything under 6th Floor and would like all facilities and a good neighbourhood with all essentials nearby. For this requirement I felt Bhartiya City was the chepeast.

        I feel buying a ready to move in the best…. There would hardly be any difference from the prelaunch. Pre laundh is the time to sell bad units and builders always open up good units during the last stages of thier sales.

      The Cauvery Stage IV water has reached Bangalore, but not your home.
      How much of water from the Cauvery Stage IV, Phase II is reaching citizens? Which areas are getting it? If your area is supposed to be covered and you are still not getting water,the reason for delay is…

      There are two main reasons for the delay – one that many people are not taking new Cauvery connections yet, and two, that the Board has not completed pipe laying in all areas yet. Because of this, a large number of people who have already paid for the new connections, are still water-starved.

      Stage IV water is supposed to be for the 7 CMCs and Kengeri TMC which were added to the city corporation limits in 2007. There were 110 villages also that were added to BBMP at the time; these villages are not supposed to get the new water.

      BWSSB has nine divisions in Bangalore, of which north, north west and east divisions are getting the highest amounts of Stage IV water. Overall, there are some 43,600 new connections in the city that are getting Stage IV water. Some of the new water goes to old connections too, augmenting existing supply.

      Here are areas that get Stage IV water now and the amounts they get, by division (according to Executive Engineers of the respective divisions):

      North:40 MLD: Parts of Yelahanka, to Jakkur and Thanisandra in Byatarayanapura constituency, and to four wards in Dasarahalli constituency (Shettihalli, Mallasandra, Bagalkunte and T Dasarahalli).

      North west:60 MLD:Dasarahalli constituency, Peenya, parts of Yelahanka, Rajagopala Nagara, part of Hegganahalli, Chokkasandra, HMT ward and T Dasarahalli.

      West:8 MLD:Rajarajeshwari Nagar, Kengeri, Ullal, Annapoornashari Nagar, Papreddy Palya, Mallathahalli, Kengunte, Jagajyothi Layout, Jnanbharathi Layout, Ideal Homes, BEML Layout 3rd 4th and 5th stages, Pattanagare, Channasandra etc.

      South:10-15 MLD: Kothnur Dinne which includes JP Nagar 6th, 7th and 8th phases, Vijaya Bank Layout and Bommanahalli.

      South East:25 MLD:Core areas like Indiranagar, Jeevan Bheema Nagar, Domlur, Ulsoor, Thippasandra, HAL, LIC Colony, Lakshmipura etc., which have already been getting water. Existing supply is only augmented with the new water.

      Central:Does not get any water from Stage IV. But once OMBR reservoir gets stage 4 supply completely, its Stage III water will be diverted to central division. This will come to 20 MLD

      North East:6 MLD:This division also has core areas that already get water. New water augments supply in Bhoopasandra and Nagashettihalli areas.

      South West:No water from Stage IV as these are core areas. Water will get diverted here only if there is excess after all CMC areas get water.

      East:40 MLD: Water goes to KR Puram constituency, Mahadevpura constituency and Sarvagna Nagar constituency

      If you have seen the master plan in detail, bhartiya city has two residential developments Nikoo homes phase 1 & 2. There are no graveyards within the bhartiya city compound. After the Nikoo homes phase 2, there is large setback left behond which the Sobha City project starts. So from Nikoo homes phase 2, you will be able to see the Sobha city “CASA PARADISO” block, which is a super luxury apartment tower of 18 floors, behind this block there is a graveyard. So there is no question of worry at all.

      Yes, the information what you have got is right. and you would come to know about the companies, which is going to function in Bhartiya City in next 30 to 45 days.

        What you have got the information is right. But the towers are situated at least 500 mts away from PRR(Peripheral Ring Road). As it’s a elevated one, there won’t be any problems.

    Some points to note on difference between phase 1 and phase 2 price

    1) There are additional PLC charges which do not apply to Phase1
    2) The price of Phase 2 for most apartments will cross 50 Lakhs based on the size and floor which will attract 1% TDS.

    This means when you buy a resale apartment in Phase 1 you save Rs 150 per Sq Ft compared to Phase 1.

    Guys there is a clear sense of a market correction, new launch rate lesser than the old rates. But already there are lot of inventories available in the resale market from Nikoo homes phase 1. So I would say better buy those than the Pre-launch.

      The available inventories across various builders is to much..the market is also very very slow…this is the time to negotiate and get better deals. I think resale at bhartiya city is a better option.

    Biggest concern with this project and phase 2 is the new income tax rules..
    tax rebate only 30k if not completed within 3 financial years..anybody can throw more light on this ?

    • Dear Sandeep,

      I am not very clear with your question, but I will answer it with the best of my knowledge.

      Firstly, as per my understanding the income tax rebate in not connected to the project completion. But this case will partially apply, if the money/returns is not invested back into another real estate project, under capital gain clause.

      Example1: If Mr. Ramesh has sold a Residential property for 1CR, which he had purchased few years ago for 40 Lacs. In this case, he is supposed to invest 60 Lacs profit back into another residential property (only) within a span of 3 years to avoid capital gains. The balance 40 Lacs can be kept with him and this is non-taxable.

      Example2: If Mr. Suresh has sold a commercial property for 1CR which he had purchased few years ago for 40 Lacs. In this case, he is supposed to invest full 1 CR back into another residential property (only) within a span of 3 years to avoid capital gains. If he invests less than the remaining amount will attract tax.

      Secondly, in case of any apartment purchase which is under pre-launch like Bhartiya City Nikoo Homes Phase 2?

      Case1 – Home Loan: The principal amount paid towards the apartment (part payments), can be claimed under 80cc. The interest(Pre-construction interest) can only be claimed under tax rebate, once the apartment is completed, and the total interest charged should be divided by 5 and claimed for the 5 consecutive years(i.e. 1/5th every year).

      Case2 – Self funding: You will not be able to claim any tax benefit/rebate in this case.

      Lastly, as per my updates there was a scheme during the earlier BJP government where there was some special tax benefits for projects (both residential/commercial) that would be completed within the span of 3 years; profits made from this projects had an tax exemption. This was basically to boost growth.

      • Dear Sanjeet, Currently they are collecting only Expression of intrest (EOI), but the booking cheques will be banked on monday and the allotments of the unit will start in another 7-10 days. Only tower B and partially tower c are open, i.e. 1/2/3 BHK units plans are available. The 2.5/4BHK are not open, because there is some minor modifications are planned on these floor plans,but they EOI are being collected for this also.

          In terms of Price, 4530 is a very good buy for the Nikoo homes phase 2, because the first phase of Nikoo homes price is 4950 – 5500, this is the rate I remember to the best of my knowledge. I also own an apartment in the Phase 1, which I bought it during their Pre-Launch.

          The decision will purely depend on how long you want to remain invested. If you have an idea of picking somthing that can fetch you good rentals soon than you should look at Nikoo homes phase 1. But in that case there are no availablity with the builder, so you will have to take it on resale. Also since the construction is in full swing you might have to pay min. 50% – 70% upfornt.

          Otherwise, if its the Nikoo homes phase 2 than the rate is also cheaper than their perevious. The payment also can be made as per the construction, so you will have a good time to make the payments. Most importantly, there is ample inventory and you will get the units of your choice. So there is good benefits of purchasing in the phase 2.

          But all this decision depend on you requirement. Personally I feel this is a good project to buy overall.

    I would like to know when the next phas of bhartiya city would be launched. Earlier I was informed that there will be only one apartment complex in the entire 125 acres township, so was this new phase planned as a part of the earlier design?

    What will be the approx. rate/price and will there be any change in the concept from the previous one. And also due to this new phase being launched will it alter the master plan.

      I had visited the project last week, my brother has actually bought a 2.5 BHK apartment in the first phase, So wanted to check the progress of the apartment. The construction is in full swing and I am sure that the construction will be completed as per the schedule. The IT company is already completed and is almost ready for occupancy, I was informed that it can accommodate approx. 20k people. I am very happy with the progress.

      Regarding the next phase of Bhartiya City, the sales person told that the project will be launched by May end or first week of June. But currently entire model apartment and the experience center is demolished and the new model apartment is being constructed. I was informed that the concept is slightly different from the previous project, they are coming up with studio/2 BHK/2.5 BHK/3 BHK and 3 BHK with servant quarters similar to their earlier project. As always Bhartiya City will not launch their project without all the approvals, I was informed that the approvals are in the final stage and so the construction of the model is also in full swing and will be completed within a month.

      The new phase of Bhartiya City nikoo homes 2, will be coming up near the proposed PRR(Peripheral Ring Road). This was a part of the earlier plan i guess. Because they had planned for two residential project within the township. This project is going to be and Iconic development for Bhartiya Group and I am sure this will be set as a bench mark of quality and excellence.

          Both Nikoo homes and Bhartiya leela residency are part of “Bhartiya City township”. The total township is of 125 acres and there will be various commercial and residential development within it.

          Bhartiya Leela residency is a premium homes designed on a joint venture between the Leela Group which is builds 5 star hotels and Bhartiya City township. These premium homes will be managed by the leela hotel group.

          Nikoo homes phase 1 is sold out and they will be coming up with their next phase shortly. All the necessary project approvals and other designs are almost in the final stages. The model apartment is also under construction. The project is likely to be launched by end of may 2015.
